    Scaffold wrap banner Dubai construction
    Scaffold Wraps

PVC mesh or solid PVC panels fixed to building scaffold frames during construction or renovation. Printed in vertical drops that join seamlessly — appearing as one continuous image across the full scaffold face. The graphic conceals the scaffold, improves site appearance, and delivers outdoor advertising impact for the duration of the build. Keder rail or rope fixing to scaffold tubes.

    Large-Format Print & Join System

How we print and join panels across a building facade

A building wrap is not one piece of material — it is dozens of printed drops joined to appear seamless. How those joins are designed and executed determines whether the finished wrap looks like a single continuous image or a grid of obvious panels. This is where experience matters.

    01 — Facade survey
    Measure before artwork
We survey the building facade — or receive certified survey drawings from your architect — before artwork is produced. Every window, column, vent, and obstruction is mapped. The print file is designed around the actual facade geometry. Seams are placed at columns or dark areas, never across a face or sky zone.
    02 — Drop width
    3,200mm maximum seamless width
Each print drop is a maximum of 3,200mm wide. Drops are printed with a 50–80mm overlap zone on each edge. The overlap is designed into the artwork so that the two layers align exactly when the outer layer is trimmed on-site. We never butt-join two panels at a visible seam — there is always an overlap with a trim line.
    03 — Heat weld
    Welded seams, not stitched
Where drops are joined before delivery, seams are hot-air welded — a continuous bond stronger than the surrounding PVC and fully watertight. Stitched seams absorb moisture and fail. For very large wraps, we trim and overlap on-site with a portable heat welder. No zip ties across the print face.
    04 — Tension system
    Keder or rope tensioning
PVC panels must be held under consistent tension to remain flat and crease-free. We use keder rail (aluminium extrusion gripping a bead sewn into the panel edge) or tensioned rope systems through reinforced hems. The correct system depends on the scaffold or anchor grid geometry, confirmed during the site assessment.
UAE Wind Load · High-Rise Wrap Considerations

Wind loads on tall buildings are not the same as on fence banners.

At ground level, wind speed in the UAE averages 15–25 km/h. At 30 floors, the same wind event produces speeds 40–60% higher due to the boundary layer effect. A building wrap at height must be specified for dramatically higher wind loads — and the fixing anchor system must be engineered accordingly.

We do not use a standard fence banner specification for building wraps. Every wrap above two storeys receives a wind load calculation based on building height, site exposure class, and UAE design wind speed. This drives both the mesh density choice and the anchor spacing design.

    01
Mesh density increases with height. We specify 40% open area mesh for wraps up to 10 floors, 50–60% above 10 floors, and 60%+ for scaffold wraps on exposed towers above 20 floors where shamal loads are extreme.
    02
Anchor spacing is structurally calculated. Keder rail anchors and rope fixing points must carry full wind uplift without pulling out. We calculate anchor spacing — typically 600–1,200mm — based on wind pressure at each floor level.
    03
Scaffold structural capacity must be confirmed. Building wraps add significant wind load to the scaffold frame. Before a large wrap is installed, the scaffold contractor must confirm their design load allows for the additional wind load. We provide a wind load figure for the scaffold engineer to verify.
    04
Shamal season inspection. For wraps installed during or approaching shamal season (June–September), we schedule a mid-season inspection to check anchor integrity and panel condition — included at no charge for wraps above 10 floors.
    05
Safe working at height. Our installation crews are certified for working at height. For towers above 10 floors we use MEWP or rope access teams — certified, insured, and familiar with UAE site access requirements.
    Permits & Approvals

What approvals a building wrap needs in Dubai

Building wraps occupy a regulatory grey zone — simultaneously a sign, a temporary structure, and an advertising medium. The approval chain depends on building type, wrap purpose, and whether it contains advertising or purely safety screening.

    Dubai Municipality
Advertising wraps on buildings in Dubai require a DM sign permit. Construction safety screening wraps may fall under the hoarding permit issued with the building NOC. We identify the correct permit category for your wrap and submit accordingly. DM reviews content, dimensions, and building owner consent.
    Building Owner NOC
The building owner or freeholder must issue a NOC for any wrap on their property. For advertising wraps, the owner's consent covers revenue-sharing as well as structural consent. We prepare the NOC request letter and technical documentation the owner's facility manager needs to approve.
    Civil Defence (high-rise)
For wraps on buildings above 23m / 6 floors in Dubai, Dubai Civil Defence may require confirmation that the wrap material meets fire classification requirements. We specify materials with appropriate fire rating certifications and supply data sheets for Civil Defence submission.
    Free Zone Authorities
Buildings in JAFZA, TECOM, DIFC, Dubai South, and other free zones fall under their own authority — TRAKHEES for JAFZA and port areas, individual free zone management for others. We have experience with the most common Dubai free zone authorities and their requirements.

    Materials

What your building wrap is made from

UAE building wraps operate in one of the harshest outdoor environments on earth — direct UV radiation at altitude, 50°C ambient temperature, high coastal humidity, and cyclical wind stress. Material selection determines whether the wrap survives the planned campaign duration.

    PVC Mesh 510gsm
    Standard
Woven PVC-coated yarn with 30–40% open area — the standard material for scaffold wraps and full-facade wraps up to 10 floors. UV-coated yarn reduces colour bleaching. Heat-welded seams. Keder bead sewn into all four edges. Balances print quality, wind resistance, and cost.
    PVC Mesh 720gsm
Heavier woven mesh with 40–50% open area — specified for buildings above 10 floors and exposed coastal or highway sites. Greater yarn diameter improves UV resistance and reduces stretch under sustained tension. Higher print vibrancy than lighter mesh grades.
    Solid PVC 1,050gsm
Heavyweight blockout PVC — fully opaque, maximum colour saturation. Used only on hoarding panel systems and very low-level partial wraps where the structure takes wind load. Not suitable for free-hanging building wraps above 3m in UAE outdoor conditions.
    UV-Cured Inks
Solvent or UV-cured inks cross-linked on curing for maximum adhesion to PVC. Rated to 3–5 years outdoor exposure in direct UAE sun (Xenon arc accelerated UV test). Colour profiles are managed to match your brand references at printing — not assumed from a previous job.
    Keder Rail & Fixings
Aluminium keder rail extrusion — C-channel profile gripping the PVC bead sewn into the panel edge under tension. Rail fixed to scaffold tubes with certified load-rated clamps. 316-grade stainless fixings throughout — no galvanised steel at altitude where corrosion is accelerated by humidity and UV.

    Why Bayan Signage

    Engineered for height.
    Seamless at street level.

The difference between a building wrap that looks stunning from the street and one that sags, creases, or loses colour within six months comes down to material specification, panel joint design, and anchor engineering. We get all three right before printing a single square metre.

    01
    Facade survey before artwork
We measure the actual building — or work from certified architect drawings — before the artwork is produced. Every window, column, and vent is mapped. Seams are positioned in the design, not discovered on installation day.
    02
    Wind load calculated per floor
We calculate wind pressure at each floor level and specify mesh density and anchor spacing accordingly. Wraps above 10 floors receive a formal wind load calculation — not a guess based on ground-level fence banner experience.
    03
    Heat-welded panel joints
All seams between drops are hot-air welded — not zip-tied, not stitched. The weld is stronger than the surrounding material and watertight. Seam positions are designed into the artwork so joins are invisible at street level.
    04
    Rope access & MEWP installation
Our installation crew is certified for working at height. We use rope access teams for towers above 10 floors and MEWPs for lower levels. We coordinate all access permissions with building management and the site safety officer.
    05
    Permit documentation prepared
We prepare DM sign permit submissions, building owner NOC request packs, Civil Defence material certification, and free zone authority submissions. We know what each authority needs and have done this before.
    How We Work

From brief to installed building wrap in 6 steps

    01
    Brief & facade survey
We collect your brief, visit the site or receive certified survey drawings, photograph the building from all installation angles, identify the anchor system, and assess access requirements. We confirm the correct material specification for the building height and site exposure.
    02
    Panel layout design
We produce a scaled panel layout showing how your artwork will be divided into print drops, where each seam falls, how windows and obstructions are handled, and the anchor point positions. You approve the layout before artwork is applied — this prevents the most common building wrap failure: designing artwork without planning panels.
    03
    Artwork & proof
Your artwork is placed into the approved panel layout and a full-scale digital proof is produced — showing each drop at correct proportion, with seam positions marked. For hotel or developer branding, we also produce a photomontage showing the wrap on the actual building photograph for stakeholder approval.
    04
    Permit submissions
We submit to DM (or the relevant authority), prepare building owner NOC documentation, and supply Civil Defence material certification where required. Permit timelines for building wraps in Dubai typically range from 2–6 weeks depending on building type and wrap classification.
    05
    Print & finishing
Panels are UV-printed, seams are heat-welded, keder bead or hem and eyelets are applied, and all panels are labelled with position references matching the panel layout drawing. Panels are rolled (never folded) for delivery to site.
    06
    Installation & tensioning
Anchor rails or fixing points are installed first. Panels are hung in sequence from top to bottom, aligned to the layout drawing, and tensioned. Final tension and alignment check from ground level before access equipment is removed. Photographic record of completed installation provided for the permit file.
    Client Feedback

    What our clients say

    ★★★★★

"Bayan produced and installed the scaffold wrap for our 18-storey residential tower in Business Bay. The panel joints are completely invisible from street level — it reads as one continuous image. They handled the DM permit and building owner NOC, and the installation was completed in three days by their rope access crew."

    ★★★★★

"We needed a building wrap on our hotel during a lobby refurbishment. Bayan designed it to look intentional rather than a cover-up. The photomontage they produced before printing was exactly what got building management approval. The finished wrap looked premium for the entire 8-month renovation period."

    NK
    Nadia Karim

    ★★★★★

"We commissioned a full podium wrap for a National Day campaign — 400m² across a 4-storey podium in JLT. Bayan surveyed, designed, got DM approval, printed, and installed in 12 days. The wrap stayed perfectly flat through the entire campaign period including a shamal event in week 3. Exceptional execution."

    FAQ

    Common questions about building wraps

    • Yes, in most cases. Advertising wraps on buildings in Dubai require a Dubai Municipality sign permit. Construction safety wraps may fall under the building NOC or hoarding permit. The classification depends on wrap content, building type, and whether it contains paid advertising. We identify the correct permit category and submit on your behalf — you do not need to visit DM.
    • When correctly installed, no. For scaffold wraps, all fixings are to scaffold tubes — nothing penetrates the facade. For facade-anchored wraps, we use anchor systems approved by the structural engineer and installed through existing penetration points where possible, or with sealant-backed anchors designed to be removable. We always confirm the anchor method with the building's structural engineer before drilling.
    • With UV-cured inks and appropriate mesh specification, a PVC mesh building wrap maintains acceptable print quality for 2–3 years in direct UAE sun at low levels, and 1.5–2.5 years at higher levels where UV exposure and thermal cycling are more intense. Solid PVC in sheltered low-level applications can last 3–5 years. Scaffold wraps for a defined construction period (typically 12–24 months) are well within the material's rated outdoor life.
    • Windows are handled in one of three ways depending on requirements: the wrap design visually incorporates the windows (the window grid becomes part of the design); the wrap uses perforated or mesh material that allows light through without cutting; or panels are cut out around window frames to leave them clear. For occupied buildings, we always discuss the window treatment with building management before finalising the design.
    • For building wraps viewed from street level (minimum viewing distance 15–30m), we print at 25–72 dpi at actual size. For a 10m × 30m wrap, artwork at 1:10 scale must be at minimum 250 dpi (equating to 25 dpi at full size). We supply artwork specification guidelines when you brief us — many clients supply artwork at the wrong resolution and we catch this before printing, not after.
    • Installation time depends on total area and access method. A 200m² podium wrap with scissor lift access typically takes 1–2 days. A 1,000m² scaffold wrap on a 20-storey building with rope access takes 4–7 days depending on crew size and site access windows. Many Dubai buildings restrict installation to evenings and weekends. We provide a programme with the quote so you can plan accordingly.
    • Yes — wrap removal is a standard part of our service and is quoted at the outset. PVC mesh wraps release cleanly from keder rail systems and scaffold tubes. Facade anchor systems are removed and anchor points are sealed or made good. For DM permit closure, we photograph the completed removal and submit to DM. Removal is charged separately from installation and is typically 50–70% of the installation cost.
    • No — all printing is done in our Ajman factory before delivery. If you have an existing wrap frame or keder rail system, we can produce replacement panels to fit — but we need to survey or receive confirmed dimensions of the existing system first. Do not print from old dimensions without re-measuring; buildings and scaffold systems settle and dimensions change between campaigns.
