What signs does a residential or commercial building need?
Most buildings need a main entrance or building name sign, lobby and reception signs, a tenant or apartment directory, floor and staircase identification, service, loading and basement entrance signs, plant room and rooftop equipment labels, and regulatory notice boards. Gated communities add entrance features, community directories and villa number signs.
A building collects signs over its life. The developer installs some at handover, the owners' association adds notices, tenants bring their own names and the facilities team labels plant rooms when an auditor asks. Without a plan, the result is six fonts, three materials and directory boards nobody can update. Starting with one sign schedule for the whole property keeps the look consistent and makes later changes simple and cheap.
We work with developers, consultants, owners' associations and facility managers on new handovers and on refits of occupied buildings. Our Ajman factory cuts, welds, prints and wires everything in-house, so a tower name in lit letters and a basement door sign can come from the same drawing set. Planning signs for a building
Build the sign schedule into the handover package
Developers who list every sign by location, type and wording before handover avoid a rush of missing plates at snagging. The schedule also becomes the reference the owners' association uses for future orders.
Agree who owns which sign
The developer, the owners' association and individual tenants often pay for different signs. Decide early who approves tenant names on directories and who keeps the master artwork files.
Make directories easy to change
Tenants move every year or two. Choose slide-in strips, magnetic panels or printed inserts behind a lockable cover, so the management office can swap a name in minutes.
Number everything the same way
Floors, staircases, units and plant rooms should follow one numbering logic that matches the drawings, the lift panel and the access control system. Mismatches confuse visitors and slow emergency crews.
Do not forget the back of house
Loading areas, basements and roofs are where contractors, delivery drivers and firefighters go first. Plain, durable signs there matter as much as the lobby feature.

Building sign schedule by zone

|---|---|---|---|
| Façade and entrance | Building name, tower sign, main entrance sign | Lit 3D letters, stainless steel, brass, ACP | Exterior signs usually need municipality or master developer approval |

Approvals and conditions for UAE buildings
Master community design guidelines
Many communities and master developers publish guidelines that control sign size, colour, lighting and position. We work to the current guideline and prepare drawings for their approval before production.
Building numbers and addressing
Building numbers and Makani numbers are often displayed near the entrance in Dubai. Requirements for size and position can vary, so we confirm the current requirement for your site with the relevant authority.
Civil Defence and evacuation plans
Evacuation plans, exit signs and fire equipment signs are typically reviewed by Dubai Civil Defence or the local civil defence authority. We produce them to your fire consultant's layouts and confirm what applies.
Façade heat and coastal salt
Façade signs face full sun and, near the coast, salty humid air. We use marine-grade stainless steel, sealed LED modules and UV-stable finishes so letters and plates do not fade or stain.
Residential & Commercial Building Signs: common questions
Can you supply all the signs for a new building handover?
Yes. We can produce the full package, from the tower name and entrance sign to floor, staircase, unit, service and rooftop signs. We work from your drawings, prepare a sign schedule for approval and install floor by floor. Having one supplier keeps materials and fonts consistent and gives the owners' association one set of files for later orders.
Do building name signs need approval in Dubai?
Usually yes. Exterior building signs normally need approval from Dubai Municipality or the relevant master developer, and free zones may follow their own process. Size, lighting and position are often controlled. We prepare the drawings and handle submissions as part of the service, and we confirm the current requirement for your site.
How do you make apartment directories easy to update?
We design directories with replaceable strips or inserts behind a lockable glass or acrylic cover. The management office can print or order a new strip and swap it without tools or a site visit. For larger buildings, a digital directory screen is another option that can be updated remotely.
What material is best for villa number signs?
Powder-coated aluminium, stainless steel and brass are the most common choices because they cope with sun and dust. Cut-out numbers on a stand-off plate read well from the road. In master communities, the developer often sets one style for every villa, so we check the guideline before quoting.
Do you make evacuation plans and fire exit signs for buildings?
Yes. We produce framed evacuation plans, photoluminescent exit signs and fire equipment signs using your fire consultant's layouts. Requirements are typically set by Dubai Civil Defence or the local civil defence authority and can change, so we confirm what applies before production and print in Arabic and English.
Can you replace old signs in an occupied building?
Yes. Many owners' associations refresh signs in stages, starting with the lobby and entrance. We survey what exists, match or replace fixings, and install during agreed quiet hours so residents and tenants are not disturbed. Old signs are removed and the wall is patched where needed.
