Digital Directory Displays for Lobbies in Dubai, Sharjah & Ajman

Bayan Signage supplies, integrates and installs digital directory displays for office towers, business centres, malls and hospitals. The screens are commercial displays from established manufacturers; the enclosures, wall frames and kiosks around them are fabricated in our Ajman factory, and our electricians handle power, mounting and the restart tests that keep a lobby screen from going blank.

Digital Directory Displays in the UAE

Digital directory displays, planned around who runs the content

A digital directory display puts a building's tenant list, maps and notices on a commercial screen, usually 43 to 55 inches in portrait, on a wall or in a freestanding kiosk. Content is updated from a browser-based content management system, so a new tenant appears in minutes instead of waiting for a printed strip. They suit business centres with weekly move-ins, malls with seasonal pop-ups, hospitals and mixed-use complexes that want one system for notices and wayfinding.

A screen solves the strip-printing problem and replaces it with another: someone has to own the content. The hardware also fails differently from a board. A sealed enclosure overheats, a media player stops after a power cut, a Wi-Fi password changes and the lobby shows a setup menu. We design against each of those, with ventilated enclosures, wired network points, players set to auto-start, and a handover test where we switch the supply off at the board.

Bayan Signage has been the production arm of Bayan Advertising since our Ajman factory opened in 2016, and the group has worked in the UAE for 15 years. We do not manufacture screens. We specify commercial displays suited to long daily hours, then weld, CNC-cut and powder-coat the kiosks and frames that house them, and our electricians install, connect and test each digital directory display on site.

Our process

How we deliver digital directory displays from our Ajman factory

  1. Site survey for power, data and light

We check the position for daylight, nearby glazing, a power supply and a wired network point, and confirm who on your team will manage content. The survey is free in Dubai, Sharjah and Ajman.

  2. Screen and software selection

We specify a commercial display and media player for your hours, brightness and touch needs, and agree the content platform, so the enclosure is designed around real equipment dimensions.

  3. Enclosure fabrication

Kiosks and frames are welded, CNC-cut and powder-coated in our factory, with ventilation paths, a lockable service panel and cable routes designed in, not cut on site.

  4. Integration and bench test

The screen, player and touch overlay are fitted into the enclosure and run in our workshop, checking heat build-up, touch response and auto-start before anything leaves Ajman.

  5. Installation and connection

Wall units are fixed to a rated backing frame; kiosks are anchored to the slab. Our electricians connect power and data, and we load the directory templates in Arabic and English.

  6. Handover test and training

We switch the supply off at the board, confirm the directory restarts on its own, test remote updates, and show your team how to add and remove tenants.

Specification

Digital directory display specification

This is our typical starting point for an air-conditioned lobby. Sunlit atriums, semi-outdoor areas and touch kiosks change the specification, and every change is itemised.

Expert advice

Advice from our integration team

Most lobby screen failures we see in the UAE trace back to one of these points. All of them are settled before the enclosure is drawn.

Name the content owner before you buy the screen

A digital directory without a named person responsible for updates shows last year's tenants within months, which is worse than a printed board with one missing strip. Agree who updates, how fast a new tenant should appear, and who covers holidays. If nobody can own it, a printed directory is the honest recommendation, and we will say so.

Match brightness to the daylight, not the showroom

Most air-conditioned lobbies are fine at 500 to 700 nits. A screen facing a glazed entrance or under an atrium skylight can need 1,500 nits or more to stay readable at midday, and that changes the panel, the power draw and the heat inside the enclosure. We check the position at the brightest hour before we specify the display.

Keep touch zones between 900 and 1,400 mm

On a 55 inch portrait screen, roughly 690 x 1,220 mm, the top of the panel can sit well above a child's or a wheelchair user's reach. Place search buttons and the keyboard between about 900 and 1,400 mm from the floor, and use the upper part for the header, the map and the building notices.

Give the screen a wire and a way to breathe

Lobby Wi-Fi gets congested, and the IT team changes passwords without warning. A wired network point is far more reliable for a screen that must always work. Sealed boxes are the other common failure: a player and a panel running all day need vents, clearance and sometimes a quiet fan, especially near glazing.

Pricing

Digital directory display price in Dubai: what affects the cost

We quote each digital directory from its position and how it will be used. Tell us the number of tenants, touch or non-touch, and send a photo of the location, and we usually return an itemised quote within 24 hours, separating hardware, enclosure, installation and software.

Screen size and grade

Larger and brighter commercial panels cost more, and high-brightness displays for sunlit lobbies cost considerably more than standard indoor screens of the same size.

Touch or non-touch

A touch overlay, interactive software and wayfinding maps add hardware and set-up compared with a simple looping tenant list.

Enclosure design

A wall frame is the most economical. Freestanding kiosks, double-sided totems and cladding matched to a premium lobby add fabrication time.

Software and licences

Content platforms usually carry a set-up cost and a subscription per screen, paid to the software provider, which we show as its own line.

Power and data

Bringing power and a network cable to the position, especially through a finished lobby floor, can cost as much as the enclosure.

Content set-up

Designing directory templates, maps and notice layouts in Arabic and English takes design time at launch.

Approvals

Digital directory display approvals and safety

An indoor digital directory display does not usually need a municipality permit, but the landlord or mall operator normally approves the position, the enclosure design, and the power and data routes. Freestanding kiosks must also keep clear of escape routes, exit signs and fire equipment; in Dubai those clearances come from Dubai Civil Defence. We prepare drawings for the approval and confirm current requirements for your building.

Electrical work is carried out by our own electricians to the building's requirements, with the screen on a dedicated supply where possible. In buildings designed to the Dubai Universal Design Code, touch controls are expected within accessible reach and text must stay high-contrast and readable, which we build into the templates. Rules vary by site, so we check them at the survey.

Why Bayan Signage

Why buildings choose Bayan Signage for digital directory displays

Enclosures made in our factory

Kiosks and frames are welded, cut and powder-coated in Ajman around the actual screen, so vents, cable routes and service panels fit first time.

Honest about screens

We do not make screens. We specify commercial displays from established manufacturers and tell you plainly when a printed board would serve you better.

Electricians on our team

Our own electricians handle power, connection and testing, including the power-cut restart test most installers skip.

Bilingual templates

Directory templates are built and checked in Arabic and English, including right-to-left text and search, before the screen goes live.

One project manager

One contact coordinates the survey, hardware, enclosure, installation and training, and stays your contact after handover.

FAQ

Digital Directory Displays questions we are asked most

How much does a digital directory display cost in Dubai?

It depends on the screen size and brightness, touch or non-touch, the enclosure, the software licence and the work needed to bring power and data to the position. A wall-mounted 49 inch non-touch screen costs far less than a double-sided touch kiosk. Send us the details and a photo, and we will send an itemised quote, usually within 24 hours.

Is a digital directory better than a printed board?

It depends on how often your tenants change. Screens suit buildings with frequent changes, notices or events, and large malls that need search and maps. Printed boards cost less and are more dependable for small buildings with steady tenants. Many buildings use both, with a printed board as a backup.

Do you manufacture the screens?

No. The screens and media players are products of established display manufacturers, chosen for long daily hours. We supply and integrate them, fabricate the enclosures, wall frames and kiosks in our Ajman factory, and mount, connect and test the complete digital directory display on site.

How is the tenant list updated?

Through content management software, usually from a web browser. Your building or mall team edits the list or uploads a notice, and the screens update within minutes. We set up the templates and train the people who will manage them. Some platforms can link to a tenant database, so changes flow through automatically.

What happens if the power or internet goes down?

A well-configured player caches content locally, so the directory keeps showing the last update if the network drops. After a power cut, the screen should restart and reload on its own, and we test exactly that at handover by switching the supply off. In critical buildings, a small printed directory nearby gives visitors a backup.

What size screen does a lobby directory need?

Most lobby directories use 43 to 55 inch screens in portrait. A 55 inch screen shows 20 to 30 listings at a comfortable 15 to 25 mm text height, more with paging or scrolling. For a directory read at arm's length, a bigger screen is not always better; position and contrast matter more.

How long do digital directory screens last?

Commercial screens typically give five to seven years in lobby use, depending on hours, brightness and heat. Enclosures and kiosks last much longer and can usually take a replacement screen of a similar size. Good ventilation and sensible brightness settings both extend screen life noticeably.

Do you install digital directories outside Dubai?

Yes. We install across all seven emirates, from Abu Dhabi to Ras Al Khaimah and Fujairah, working from our factory in Ajman. The site survey is free in Dubai, Sharjah and Ajman, where we check power, network and daylight at the position before quoting.
