Sandblast-Effect Film in the UAE

Sandblast film: the etched-glass look without the grit

Sandblast film is a thin translucent vinyl or polyester with a fine matt texture that imitates glass roughened by abrasive blasting, and from a metre away most people cannot tell the difference. It is used on office partitions, meeting rooms, reception screens, clinic waiting areas, hotel bathroom glass and restaurant dividers across Dubai and the northern emirates, by tenants who want privacy and branding on glass they are not allowed, or do not want, to alter permanently.

Real sandblasting has to happen before the glass is installed or with the pane taken out, cannot be undone and holds greasy fingerprints. Film avoids all of that, but cheap film shows its weakness under light: streaky texture, a rainbow sheen under LED downlights, visible seams across a reception wall and edges that peel near door handles. We hold samples against your glass under your ceiling lights, plan joins where the eye will not find them, and cut patterns with details bold enough to stay down.

Bayan Signage has made signs in its Ajman factory since 2016 as the production arm of Bayan Advertising, which has worked in the UAE for 15 years. Glass films are designed, cut, weeded and checked against the approved drawing in our own workshop, then fitted by our crews, who work after hours in occupied offices when needed. More than 500 clients across the UAE, including national retail groups and international brands, return to us when their next floor or branch opens.

Our process

How we cut and fit sandblast film in our Ajman workshop

  1. Survey and glass check

We measure each pane and frame, note doors, fittings and sensors, check whether any glass is exterior-facing, tinted or double-glazed, and photograph the space. The survey is free in Dubai, Sharjah and Ajman.

  2. Design and join planning

Our designers lay the bands, logos or pattern onto elevations of your glass, place unavoidable joins in clear gaps or a third of the way across, and send you a mock-up.

  3. Sample under your lighting

We hold a sample sheet against the glass under your actual ceiling lights, because some films show streaks or a rainbow sheen under strong LED downlights that daylight hides.

  4. Cutting, weeding and checking

Patterns and logos are cut from the film, weeded by hand and masked with application tape, then checked against the approved drawing for size, spacing and orientation.

  5. Wet application

Glass is scraped clean of paint flecks and silicone and sprayed with slip solution. The film is floated into position, squeegeed from the centre out and trimmed 2 to 3 mm from the frame.

  6. Curing and handover

The film can look slightly hazy at first while the remaining water evaporates, and this clears on its own. We walk the space with you, leave care guidance for your cleaners and return if any edge needs attention.

Specification

Sandblast film specification: what we fit as standard

This is our default build for interior partitions in offices, clinics and hotels. We change the film grade and design to suit the lighting, the humidity and how hard the glass is used.

Expert advice

Advice from our glass film team

Sandblast film is about how the glass looks as much as what it hides. These are the points we raise at the first site visit.

Expect blur, not blackout

Sandblast film blurs shapes but does not hide movement or light. Someone standing close to the glass shows as a silhouette, especially when the room behind is brightly lit. That is ideal for a meeting room that should feel private but still open. For consulting rooms, washrooms facing a corridor or anywhere a silhouette is unacceptable, we recommend a denser or opaque privacy film instead, or a combination of the two.

Plan the seams before you fall for the design

Rolls are usually 1.22 or 1.52 m wide, so a pane wider than that in both directions needs a join, and on plain full-pane frosting a butt join shows as a fine line. We run the roll vertically on tall partitions, which covers panes up to about 1.5 by 3 m in one piece, and on wider glass we place the seam where a pattern gap or a frame line hides it.

Keep cut details bold

Details narrower than about 3 mm become fragile and lift at the first wipe. Pinstripes work from 5 mm upwards, bands are typically 100 to 300 mm deep, and clear areas in a knocked-out logo should be at least 10 mm across to read. On doors and near handles we simplify the pattern further, keeping intricate work on fixed panes where hands and cloths do not reach.

Look at it under your own lights

A sandblast film that looks perfect in morning daylight can show faint streaks or a rainbow sheen under strong LED downlights at a low angle, which is exactly how most meeting room glass is lit. Holding a sample sheet against the glass under the ceiling lights takes two minutes and tells us whether a finer-grade film is worth the extra cost in your space.

Let the film cure before cleaning

Wet-applied film needs time for the remaining water to evaporate, longer in cool, humid air-conditioned rooms. Wiping it in the first days can shift edges or trap streaks. After that, a soft cloth with mild soapy water is all it needs. Scrapers and scouring pads polish the texture smooth, which shows as shiny patches that cannot be fixed without replacing the panel.

Pricing

Sandblast film price in Dubai: what affects the cost

Glass films are quoted from the glass schedule and the design. Send us pane sizes or a floor plan, photos and any logo or pattern, and we return an itemised quote, usually within 24 hours.

Total glass area

Material and fitting time scale with area. A floor of meeting room partitions adds up quickly, though plain full-pane frosting is the fastest work per square metre.

Design complexity

Intricate patterns, calligraphy and knocked-out logos need cutting and careful weeding. A pattern across many panes takes far longer than plain frosting.

Pane sizes and joins

Panes wider than the roll need joins planned and matched, and oversized glass may need two fitters to handle the film without creasing it.

Film grade

Finer textures, polyester bases, tinted frosts and printed gradients cost more than standard PVC film, though the difference shows under strong lighting.

Working hours

Occupied offices and clinics often need after-hours or weekend fitting, and working around furniture or high partitions adds time to each pane.

Removal of old film

Taking old frosting off and cleaning adhesive from every pane is slow, and it is often the hidden part of a refresh.

Approvals

Sandblast film and building approvals

Interior glass films in offices and clinics do not usually need a municipality permit, but many towers and free zones such as DMCC, JAFZA and TECOM require tenant fit-out approval for any works, including films on partitions. Removable film is generally easier to approve than altering the glass itself. We supply the elevation drawings and film data the building management asks for, and confirm the current requirement for your premises.

Two points need extra care. Film on exterior-facing glass, especially large tinted or double-glazed panes in direct sun, can add heat stress, so we check the glass type and choose a suitable film or ask the glazing supplier. And where partitions also need visibility markings under guidance such as the Dubai Universal Design Code, we set the frosted bands at the right heights so one film serves both purposes.

Why Bayan Signage

Why businesses choose Bayan Signage for sandblast film

Designed to your glass

Bands, logos and patterns are drawn onto elevations of your actual partitions, with joins and margins planned before any film is cut.

Cut and checked in-house

Patterns are cut, weeded and checked against the approved drawing in our Ajman workshop, so spacing and orientation are right on site.

Sampled under your lighting

We test film grades against your glass under your own ceiling lights, so streaks or sheen are caught before the full order.

Clean wet application

Our crews scrape, clean and float every panel into position, with even edge gaps and no trapped water or dust.

After-hours fitting

In occupied offices and clinics we fit in the evening or at weekends, so meeting rooms and consulting rooms stay in use.

One partner for the whole interior

The same team makes your reception logo, wall graphics and door signs, so glass and walls carry one consistent design.

FAQ

Sandblast-Effect Film questions we are asked most

How much does sandblast film cost in Dubai?

It depends on the glass area, the design, the film grade, joins on wide panes and when we can fit. Plain full-pane frosting is the most economical per square metre; a cut pattern or calligraphy across a whole floor costs more. Send pane sizes or a floor plan and photos, and we will send an itemised quote, usually within 24 hours.

Is sandblast film the same as frosted glass?

It looks very similar but is a removable film rather than a permanent change to the glass. Real frosting or sandblasting roughens the glass surface and cannot be undone. Sandblast film gives the same look, can carry logos and patterns, and comes off at the end of a lease, which is why most tenants choose it.

Can people see through sandblast film?

Not clearly. It blurs faces and shapes but still shows silhouettes and movement, especially when the room behind is brighter. For full screening, such as in consulting rooms or washrooms, choose an opaque or high-density privacy film instead.

How long does sandblast film last?

Typically seven to ten years on interior glass, often matching the life of the fit-out. Abrasive cleaning, direct sun on exterior-facing panes and edges caught by doors or furniture shorten that. Good wet application and letting the film cure fully before the first clean make a real difference.

Can sandblast film be removed without damaging the glass?

Yes. It peels off interior glass, usually in large pieces if it has not been exposed to strong sun, and any adhesive left behind is removed with a scraper and cleaner. That is why it is a common choice for leased offices that must return the glass in its original condition.

Can you put our logo in sandblast film?

Yes. We either cut your logo out of a frosted panel so it shows in clear glass, or cut the logo itself from the film on clear glass. Clear areas need to be at least 10 mm across to read well, so very fine details are sometimes simplified slightly before cutting.

How long does installation take?

It depends on the amount of glass, how detailed the pattern is and when the space can be accessed, so we give you a realistic schedule with the quote. On occupied floors we often fit in the evenings, room by room, so meetings carry on during the day.

Do you fit sandblast film outside Dubai?

Yes. We cut in Ajman and fit across Dubai, Sharjah, Ajman, Abu Dhabi and the other emirates. The site survey is free in Dubai, Sharjah and Ajman, and for multi-floor or multi-branch projects we programme the work floor by floor.
