Privacy Window Film in the UAE

Office privacy film chosen for the problem, not the sample book

Office privacy film is any film whose main job is to stop people seeing through glass: light frosted films that blur shapes, gradients that fade from dense to clear, opaque white and blackout films, and reflective mirror films for windows. It goes onto existing partitions and windows, so offices, clinics, HR and finance rooms, prayer rooms and villa bathrooms in Dubai, Sharjah and Ajman gain privacy without replacing glass or adding blinds.

Most privacy complaints we are called to fix come from the wrong film for the problem. Mirror film on a ground-floor office looks private in the morning and leaves the room on display every evening once the lights come on. Light frost hides faces but still lets a laptop screen be read from close up. Film taken to full height on every partition makes a floor feel like a corridor of boxes. We sit in the room, stand outside it, and choose the type and height from those eye lines.

Bayan Signage is the production arm of Bayan Advertising, which has worked in the UAE for 15 years, with its own factory in Ajman since 2016. Glass films are cut and prepared in our workshop and fitted by our own crews, who also make reception logos, door graphics and wall branding, so privacy bands can carry your brand and line up with the rest of the fit-out. More than 500 clients across the UAE work with us, many of them returning for each new floor.

Our process

How we specify and fit office privacy film

  1. Eye-line survey

We sit in each room and stand outside it, note where screens and desks face, and check which windows are exterior-facing, tinted or double-glazed. The survey is free in Dubai, Sharjah and Ajman.

  2. Choose type and height per room

We recommend frosted, gradient, opaque or mirror film and the band height for each room, mark them on your floor plan and list any building facade rules to check.

  3. Samples on your glass

Sample sheets are held against the glass in daylight and under your office lighting, so you see how much each film hides and how much light it keeps.

  4. Cutting and preparation

Bands, gradients and any logo cut-outs are prepared in our workshop, labelled to each pane, and aligned on paper so edges line up from room to room.

  5. Wet application

Glass is scraped clean, sprayed with slip solution and the film floated into place, squeegeed firmly to the edges and trimmed with an even gap from the frame. Heights are levelled with a laser.

  6. Cure and handover

The film needs time to cure before the glass is cleaned, and we tell you when it is ready. We hand over care guidance for your cleaning company and come back if any edge or join needs attention.

Expert advice

Advice from our glass film team

Privacy is about where eyes are, not how much glass is covered. These are the rules of thumb we use on every survey.

Set the band from the eye lines

A seated person's eyes are roughly 1,100 to 1,250 mm from the floor, and a standing adult's around 1,500 to 1,700 mm. For a meeting room where people sit, a band from about 900 to 1,500 mm hides the table and screens while leaving views above. Where people stand close to the glass or walk past it, take the film to around 1,800 mm or full height.

Protect screens, not only faces

Laptop and monitor screens can be read through light frosted film at very close range, because the screen is bright and pressed near the glass. For finance, HR and legal rooms we recommend opaque or high-density film at desk height. It is also worth turning desks so screens face away from the partition, which costs nothing and helps with any film.

Do not rely on mirror film at night

Reflective film works only while the side you want hidden is darker. On a sunny morning an office behind mirror film looks private; after sunset, with the lights on, it is on display. For ground-floor or overlooked windows that are used in the evening, combine reflective film with blinds, or choose frosted or opaque film that works around the clock.

Check the facade and the glass first

Many towers and gated communities control anything visible on external glass, including reflective and coloured films, and a complaint after fitting means removing it. Films on large tinted, laminated or double-glazed panes in direct sun can also raise the risk of thermal cracking. We check building rules and the glass type before recommending any exterior privacy film.

Keep the floor feeling open

Covering every partition to full height makes an office feel enclosed and dark, and staff notice the loss of daylight within days. Often a band at the right height gives all the privacy needed, and a gradient that fades to clear above 1,800 mm keeps the sky in view. Leave a clear vision panel on doors so people can see someone coming the other way.

Pricing

Office privacy film price in Dubai: what affects the cost

Privacy film is quoted from a glass schedule and the films chosen for each room. Send us a floor plan or pane sizes, photos and how each room is used, and we return an itemised quote, usually within 24 hours.

Film type

Frosted and opaque films are the most economical; gradient and reflective films cost more. Switchable smart film is a separate specialist product with its own electrical work.

Glass area and pane sizes

Cost scales with area, and panes wider than the roll need joins. Large, tall panes may need two fitters and a tower or ladder.

Interior or exterior application

Exterior-facing windows may need films rated for sun and heat, and fitting from outside on upper floors needs access equipment.

Bands and alignment

Plain full-pane film is quickest. Bands at set heights and gradients that must line up across many panes need more set-out and fitting time.

Working hours and occupancy

Occupied offices and clinics often need work outside normal hours, especially where rooms cannot be cleared during the day.

Glass condition and preparation

Scratched, stained or heavily marked glass takes longer to prepare before film goes on, and we list preparation separately so you can compare quotes fairly.

Approvals

Office privacy film: building rules and approvals

Interior privacy film on partitions does not usually need a municipality permit, but many commercial towers and free zones such as DMCC, JAFZA and TECOM require tenant fit-out approval for works inside the premises. Removable film is generally straightforward to approve, and leases often require glass to be returned to its original condition, which film allows. We supply product data and drawings to the building management and confirm the current requirement for your office.

Film on outward-facing windows is different. Towers and gated communities often control reflective, coloured or opaque films visible from outside, because they change the look of the facade. We check the building's or community's rules, and the glass type, before recommending any exterior film, and we wait for written approval where it is required.

FAQ

Privacy Window Film questions we are asked most

How much does office privacy film cost in Dubai?

It depends on the film type, the glass area, whether bands or gradients must align across many panes, and when we can fit. Frosted and opaque films are the most economical; reflective and gradient films cost more. Send us a floor plan or pane sizes and photos, and we will send an itemised quote, usually within 24 hours.

Which privacy film works at night?

Frosted, opaque white and blackout films work the same by day and by night, because they do not rely on light levels. Reflective mirror film only hides the darker side, so it stops working once your room is lit and outside is dark. For evening use, choose a non-reflective film or add blinds.

Can people see through frosted office film?

Not clearly. Frosted film blurs faces and shapes but still shows silhouettes and movement, and bright screens can be read through it at very close range. For HR, finance or consulting rooms, an opaque or high-density film at desk height gives dependable privacy.

How high should privacy film go on a meeting room?

For rooms where people sit, a band from about 900 to 1,500 mm usually hides the table and screens while keeping views above. Where people stand close to the glass, take it to around 1,800 mm or full height. We confirm heights by sitting in the room during the survey.

Does privacy film reduce heat or UV?

Many privacy films include UV absorbers that block most ultraviolet, which helps protect furniture and flooring near windows from fading. Reflective films also reduce some solar heat on exterior windows. If heat reduction is the main goal, tell us at the survey so we can check suitable films and your glass type.

Can privacy film be removed when we leave the office?

Yes. Interior privacy films peel off and any adhesive is cleaned from the glass with a scraper and cleaner, returning the partitions to their original condition, and we can take down the film we fitted when your lease ends. That makes film a practical choice for leased offices with reinstatement clauses.

How long does it take to fit privacy film?

It depends on the number of panes, access and whether rooms can be cleared, so we confirm the fitting schedule with your quote, often booking evenings for occupied offices. Film needs time to cure before it is cleaned, and it may look slightly hazy at first while the remaining water evaporates.

Do you fit privacy film outside Dubai?

Yes. Our crews fit across Dubai, Sharjah, Ajman, Abu Dhabi and the other emirates, in offices, clinics and villas. The site survey is free in Dubai, Sharjah and Ajman, and multi-floor projects can be programmed floor by floor.
