One-Way Vision Film in the UAE

One-way vision film, explained by the people who print it

One-way vision film is a printed self-adhesive vinyl punched with thousands of small holes, with a black layer behind the white printed face. From the bright side you see the image; from the darker side your eye looks through the holes and the black layer disappears. It suits shopfronts facing the sun, clinic and salon windows, showroom glass, site offices and the rear windows of buses and vans: anywhere a business wants a large graphic without losing daylight or the view out.

The film works by contrast in light, and most of the problems we are called to fix come from ignoring that. Choose a dense 70/30 perforation where staff sit right behind the glass and the room feels dim. Skip the laminate on a street window and the holes fill with dust within weeks. Print dark navy without adjusting the file and it reads almost black. We control each of those choices in our own print room, from colour correction and perforation grade to laminating and fitting.

Bayan Signage has run its factory at Alam Square, Industrial Area 2, Ajman since 2016, as the production arm of Bayan Advertising, a UAE group with 15 years in the market. Printing, laminating and installation stay with one team, so the people who check your colour strip in our print room are the same people who squeegee the film onto your glass. More than 500 clients across the UAE work with us on that basis.

Our process

How we print and fit one-way vision film from Ajman

  1. Survey and pane-by-pane measurement

We measure every pane, note which way the glass faces and how much sun it takes, check for old film and tinted or double-glazed units, and photograph the frontage. The survey is free in Dubai, Sharjah and Ajman.

  2. Artwork set for perforation

Our designers lay the artwork to each pane, keep text and faces away from joins and frames, lift colours that perforation dulls, and send a mock-up on a photo of your actual frontage.

  3. Test strip on your glass

On larger jobs we print a strip of your key colours on the chosen perforation and tape it to the window, so you see the real effect in sunlight before the full run.

  4. Printing and laminating

The film is printed on our large-format UV or solvent printers, left to cure, then laminated with an optically clear film that seals the holes against rain and dust.

  5. Quality check and numbering

Every panel is checked against the approved artwork for colour, size and order, then numbered so the crew fits each drop in exactly the right pane.

  6. Dry application on site

Glass is scraped and cleaned with an alcohol-based cleaner. Panels are hinged with masking tape, the liner is peeled in sections and the film is squeegeed from the centre out, with butted joins.

Specification

One-way vision film specification: our standard build

This is the build we start from on most exterior shop windows. We change the perforation, laminate and grade to suit the glass, its sun exposure and how long the graphic needs to stay up.

ComponentOur standardUpgrade optionsWhy it matters
Perforated vinylPVC window film, white face, black backingVehicle grade or short-term removable gradeThe black layer makes the view out clear; the grade decides how cleanly it comes off later.
Perforation ratio60/40 for most shopfronts50/50 for a clearer view, 70/30 for a stronger imageMore holes give a clearer view out and a softer image from the street.

Expert advice

Advice from our print and install team

Most disappointment with perforated window film comes from expecting it to do something it cannot. These are the conversations we have before anything is printed.

Treat it as a daytime product

The effect depends on the outside being brighter than the inside. On a sunny afternoon the street sees the graphic and your staff see out. After dark, with the shop lit, it reverses: people outside see in and the graphic looks faint. If you trade late or need screening at night, we pair the perforated film with a frosted panel on the lower glass, or use an opaque film where privacy matters more than the view.

Design bolder than you would for solid vinyl

A 50/50 film removes half of every printed area, so fine text and thin strokes break up into dots. At pavement distances, text below about 50 mm cap height starts to fall apart and strokes under about 5 mm look grainy. For a shop window read from 3 to 6 m we like headlines of 120 mm or more and a phone number of at least 60 mm. Small print belongs on a cut vinyl strip, not on the perforated graphic.

Choose the perforation for the person behind the glass

If a receptionist or cashier sits within a metre of the window all day, 50/50 gives the clearest view and the room feels less closed in. For an advert window behind shelving, where nobody looks out, 70/30 gives a richer image. Most shopfronts sit comfortably at 60/40. Think about who is behind the glass at four in the afternoon and choose for them, not for the photograph taken from the street.

Check the glass before covering a large tinted pane

Dark films on big tinted, laminated or double-glazed panes in full sun absorb heat and can raise the risk of thermal stress cracking. On curtain walls and large showroom glass we identify the glass type at the survey and, where there is any doubt, ask the glazing supplier before printing. It is a short question that avoids an expensive problem in August.

Leave the shop looking open

Customers want to see that a shop is trading. Wrapping every pane edge to edge makes a frontage look closed or under renovation, and many malls and landlords limit coverage anyway. We usually leave the door and a band at eye level clear, or lighter in the artwork, so merchandise and staff stay visible through the graphic and the window still sells.

Pricing

One-way vision film price in Dubai: what affects the cost

One-way vision is quoted by printed and fitted area, adjusted for the factors below. Send us the size of each pane, photos of the frontage and your artwork, and we return an itemised quote, usually within 24 hours.

Total glazed area

The film is priced by area printed and fitted, so a full frontage costs far more than a single pane. Many small panes take longer to trim than a few large ones.

Laminate

Exterior glass usually needs an optically clear overlaminate. It adds material and a production step, but unlaminated film on a street window tends to look dirty within weeks.

Perforation grade and film life

Short-term removable film costs less than a longer-life grade meant to stay up for a year or more. Vehicle-grade film is a separate specification again.

Artwork preparation

Ready artwork sized to your panes is quickest. Adapting a design to many pane sizes, colour correction and test strips add design time.

Height and access

Ground-floor glass needs only steps. Mezzanine windows, curtain walls and atrium glazing need towers or a boom lift and sometimes after-hours work.

Removal of old graphics

Stripping sun-baked film and adhesive residue can take as long as fitting the new graphic, so we list it as its own line.

Approvals

One-way vision film approvals in Dubai and the northern emirates

Graphics on a street-facing shopfront are often treated as advertising, so some sites need approval from Dubai Municipality, Sharjah or Ajman Municipality, or the free-zone authority before the film goes up. Malls and managed retail parades usually add their own landlord rules on how much glass may be covered and what the artwork may show. We confirm the current requirement for your exact site at the survey and prepare the artwork drawings for any submission.

Vehicle rear and side window graphics follow separate traffic and vehicle advertising rules, and in Dubai commercial vehicle advertising generally involves the RTA. The film grade, the coverage and the position on the glass all affect the driver's view. We check the current requirement for your vehicle type before printing, because rules change and differ between emirates.

FAQ

One-Way Vision Film questions we are asked most

How much does one-way vision film cost in Dubai?

It is priced mainly by the area printed and fitted, plus laminate, access and any removal of old graphics. A single door panel costs little; a full shopfront with mezzanine glass costs considerably more. Send us the width and height of each pane, photos and your artwork, and we will send an itemised quote, usually within 24 hours.

Can people see through one-way vision film at night?

Yes, once the inside is brighter than the outside. The film relies on the street being brighter, so at night a lit room becomes visible through the holes and the graphic looks faint from outside. For privacy after dark we combine it with frosted or opaque film on the lower panes, or recommend blinds.

How long does one-way vision film last in the UAE sun?

On sunny exterior glass, expect around one to two years before colours fade noticeably, and two to three years on shaded or internal glass. West-facing windows, harsh cleaning and missing laminate shorten that. We choose the grade and laminate around how long you need the graphic to stay up.

How quickly can you print and fit one-way vision film?

We give you a realistic schedule with the quote, based on the glass area, the number of sites and our print programme, and confirm the fitting date once artwork is approved. Allow extra time if your mall or landlord needs to approve the artwork first, or if the glass needs preparation before we start.

What is the difference between one-way vision and normal window vinyl?

Normal printed vinyl is solid, so it blocks the view and most of the daylight. One-way vision is perforated, so it carries an image on the outside while people inside still see out and the room stays bright. Solid vinyl gives sharper detail; the perforated film keeps the room usable.

Can one-way vision film go on car and van windows?

Yes, on rear and side windows, using a vehicle grade and a suitable perforation, after checking the current rules for your vehicle type. In Dubai, commercial vehicle advertising generally involves the RTA. We advise on placement so the driver keeps a clear rear view.

Will one-way vision film damage my glass or leave residue?

Not when the right grade is chosen and the film comes down on time. Removable grades peel cleanly within their rated period. Film left far beyond that on hot glass bonds harder and can leave adhesive, which we remove with scrapers and cleaner. On large tinted panes we check the glass type first because of heat stress.

Do you fit one-way vision film outside Dubai?

Yes. We print in Ajman and fit across Dubai, Sharjah, Ajman, Abu Dhabi and the other emirates. The site survey is free in Dubai, Sharjah and Ajman, and for multi-branch roll-outs we schedule several sites in one programme.
