Multi-Tenant Pylon Signs for Centres in Dubai & the UAE

Bayan Signage builds multi-tenant pylon signs for community centres, strip malls, business parks and medical buildings from its Ajman factory. We weld the galvanised steel structure, light the header and every tenant slot evenly, and fit a slide-in panel system so a tenant change takes minutes. The structure carries a 5-year outdoor warranty.

Multi-tenant pylon signs that stay tidy through every tenant change

A multi-tenant pylon sign is a tall freestanding sign at the entrance of a community centre, strip mall, business park or medical building, showing the development name at the top and individual tenant panels below, with panels that can be replaced one at a time when tenants change. It is bought by landlords, developers and property managers, and it serves the supermarket, pharmacy, clinics and small shops that would otherwise be invisible behind the car park.

A multi-tenant pylon is a sign that changes hands every year. The landlord who plans for turnover on day one ends up with a tidy pylon; the one who does not ends up with a patchwork of mismatched panels, dark slots and an old tenant's name nobody removed. What decides it is mostly mechanical: identical panel sizes, rails and a lockable cap rather than screws, a light chamber that lights empty slots as evenly as full ones, and a template every tenant follows. We design all of that into the structure at our Ajman factory.

Bayan Signage is the production arm of Bayan Advertising, which has 15 years in the UAE, and our factory at Alam Square, Industrial Area 2, Ajman has welded pylon and totem structures since 2016. Our draftsmen produce the structural and permit drawings, our electricians wire and test the light cabinet, and we keep the panel drawings on file, so every new tenant face fits the slot first time.

Our process

How we build multi-tenant pylon signs in our Ajman factory

  1. Survey and tenant list

We check sightlines from both approaches, locate buried services and the power supply, and agree which tenants must appear on the pylon and which belong on an on-site directory.

  2. Panel grid and template

Our designers set one standard panel size, the anchor panel and the header, then produce a one-page artwork template showing safe area, minimum text size and background colour for tenants.

  3. Structural and permit drawings

Draftsmen prepare the elevation, structural plans and foundation details for wind load, plus the authority submission and any developer or free-zone package.

  4. Steel, cabinet and LEDs

The galvanised frame is welded in our steel shop and clad in ACP. The double-sided light cabinet is fitted with modules spaced so every slot, including blanks, lights evenly at full brightness.

  5. Rails and numbered slots

Aluminium rails and a lockable cap are fitted, and every slot is numbered inside the cabinet. The property manager gets a slot map so future panels can be ordered without a site visit.

  6. Foundation, erection and handover

The base is cast with anchor bolts to a template, the structure is crane-lifted, levelled and bolted down, panels slide in, and we test at night and show the manager how to change a panel.

Expert advice

Advice for landlords and property managers

A multi-tenant pylon is as much a leasing tool as a sign, and it is managed for ten years or more. These are the decisions that make it easy to run.

Show fewer tenants, bigger

Drivers usually see a roadside sign for four to six seconds, which leaves room to read the centre name and roughly six to eight short tenant names. For a pylon read from 60 to 80 m, names need about 200 to 250 mm of cap height, so panels of at least 350 to 400 mm. If you have twelve tenants and room for eight readable panels, show the anchor and the tenants that depend on passing trade, and list the rest on an on-site directory.

Fix one panel size and never make exceptions

Allowing one tenant a slightly bigger panel breaks the grid and makes every future change harder. Keep every standard panel identical and use position, not size, to reflect importance. The only exception should be an anchor panel agreed in the anchor's lease, usually twice the standard height, fixed at the design stage.

Issue a tenant artwork template

Without a template, every tenant sends artwork in different proportions and colours, and the pylon slowly turns into a patchwork. A one-page template with the safe area, minimum text size, background colour and an area for Arabic keeps it consistent. Some landlords allow logos on a common background, which is a sensible middle ground between brand recognition and a calm pylon.

Light the empty slots

A dark slot makes the centre look half empty, and an old tenant's name confuses customers and annoys the new tenant. Order two or three spare blank panels with the pylon in the background colour, keep them lit like the others, and replace a departing tenant's face promptly. A temporary leasing panel with a phone number can bring enquiries, but should come off as soon as the unit is let.

Write the pylon into the leases

A place on the pylon is often a lease term, and prospective tenants ask about it. Decide early who pays for each tenant panel; many landlords pay for the pylon and require tenants to pay for their own face, made to the landlord's template. With a standard size and a slot map, that cost is known in advance and easy to pass on.

Pricing

Multi-tenant pylon sign price in Dubai: what affects the cost

We price each pylon from its drawings and site plan. Send the site plan, the tenant list and any developer guidelines, and we usually send an itemised quote within 24 hours, separating structure, cabinet, panels, foundation, installation and permits.

Height and number of panels

Taller pylons with more tenant slots need more steel, foundation, cladding and lighting. Height also drives crane hire and the size of the concrete base.

Panel system

Rails and a lockable cap cost more upfront than screw-fixed panels, but every tenant change after that becomes quicker, safer and cheaper.

Panel face construction

Routed aluminium faces with push-through acrylic look premium but cost more per change. Vinyl on polycarbonate is cheaper to change.

Double-sided cabinet

Double-sided pylons need deeper cabinets, two sets of faces and more LEDs, but are essential when traffic approaches from both directions.

Header and anchor design

A sculpted header with 3D letters costs more than a flat cabinet, and anchor tenants sometimes bring their own brand specification.

Site works and approvals

Foundations, cabling from the main board, bollards and permit drawings add scope, especially on finished sites with paving to reinstate.

Approvals

Multi-tenant pylon permits and developer guidelines

A multi-tenant pylon usually needs approval from the municipality for the site, such as Dubai Municipality, Sharjah Municipality or Ajman Municipality, and pylons near major roads may need RTA input on position and height. Submissions normally include the elevation, structural plans and foundation details, which our technical draftsmen prepare for each site.

Master developers and free zones such as JAFZA, DMCC and TECOM often have their own sign guidelines covering height, materials, lighting and the number of tenant names allowed. Changing a tenant panel on an approved pylon is usually simpler than a new application, but some authorities want to see the new face. Requirements vary, so we confirm the current rules for your exact site.

FAQ

Multi-Tenant Directory Pylons questions we are asked most

How much does a multi-tenant pylon sign cost?

It depends on height, the number of tenant slots, the panel system and face type, whether it is double-sided and the site works. A 5 m pylon with polycarbonate inserts costs far less than a 9 m pylon with a sculpted header and push-through faces. Send the site plan and tenant list, and we will send an itemised quote, usually within 24 hours.

How many tenants can a pylon sign show?

For readability from a passing car, most pylons work best with the centre name plus six to eight tenant panels. More panels can be fitted, but each name becomes smaller and harder to read. If you have many tenants, show the anchor and key tenants on the pylon and use an on-site directory for the rest.

How are tenant panels changed on a pylon?

On a well-designed pylon, panels slide into rails and are held by a lockable top cap. To change a tenant, the cap is opened, the old panel slid out and the new one slid in, often in under an hour per side. Screw-fixed panels take much longer and usually need a lift.

Who pays for a new tenant panel?

This is usually set out in the lease. Many landlords pay for the pylon and require each tenant to pay for their own panel, made to the landlord's template. A standard panel size and template keep the cost predictable for every new tenant and avoid arguments about appearance.

Should tenant panels use logos or uniform text?

Both work. Tenant logos in brand colours help recognition but can look busy. Uniform white text on a dark background looks calm and premium and is common in business parks. Many landlords allow logos on a common background colour, which is a sensible middle ground for most centres.

Can tenant names be shown in Arabic and English?

Yes. Fitting both scripts into a standard panel at a readable size takes planning, so we design the template with a defined area for each script rather than squeezing Arabic in afterwards. We check each tenant's spelling against their trade licence before the panel is made.

Can an existing pylon be upgraded with new panels?

Often yes. If the structure and cabinet are sound, we can retrofit a rail and panel system, relight the cabinet with LEDs and refresh the cladding and header. That can make an old, patchy pylon look new for much less than replacing it. We inspect the base, bolts and frame first.

Do you build multi-tenant pylons outside Dubai?

Yes. We fabricate in Ajman and install across all seven emirates, including Sharjah, Abu Dhabi, Ras Al Khaimah, Umm Al Quwain and Fujairah. The site survey is free in Dubai, Sharjah and Ajman, and we can make replacement tenant panels for any pylon we have built.
