Signage Maintenance Contract in the UAE: Dubai to Abu Dhabi

Bayan Signage runs signage maintenance contracts for single shopfronts, retail chains, communities and building portfolios across the UAE. We survey and register every sign, visit on a schedule set by its exposure, and fix faults with the same electricians and fabricators who build signs in our Ajman factory, so a dark letter is found by us rather than by your customers.

Sign Maintenance Contracts in the UAE

What a signage maintenance contract covers

A signage maintenance contract, often called a signage AMC, turns sign upkeep from a run of emergencies into a routine. A technician visits on a planned schedule, works through the same checklist each time and reports what was found. Small faults are caught while they are small: a driver running hot before it fails, a fixing starting to rust before it shears, a face beginning to fade before the brand colour is gone. Contracts suit retail chains, banks, F&B groups, hotels, communities and facilities managers with signs on several sites.

A contract is only as good as its register. Before the first visit we record every sign: where it is, what it is made of, how it is lit, where its drivers and breaker sit, how it is reached and what condition it is in, with photos. Every later visit, fault and repair is logged against that entry. After a year or two the register shows which locations kill drivers early, which faces fade first and where the budget really goes, which a pile of call-out invoices never does.

Bayan Signage builds signs in its own factory at Alam Square, Industrial Area 2, Ajman, and that changes what a contract can deliver. When an inspection finds a cracked face, a failed LED chain or a corroded bracket, the repair is made by our own fabricators and electricians, working from the shop drawings we produced for that sign. Our contracts cover the signs Bayan Signage made and installed, so nothing on the register is a mystery to the team maintaining it, and that is how we have looked after work for more than 500 clients across the UAE since 2016.

Our process

How we set up and run a signage maintenance contract

  1. Survey and sign register

We walk every site, photograph each sign, locate breakers and drivers, and note materials, access, condition and existing faults. The survey is free in Dubai, Sharjah and Ajman.

  2. Backlog repairs first

Signs that are already failing are listed and quoted before the contract starts. Maintaining a sign that is broken on day one only records the same fault every quarter.

  3. Schedule and scope agreed

We propose a visit frequency per sign, what each visit includes, the repair threshold the technician can act on and the approval route for anything larger. You sign off one document.

  4. Visits to a fixed checklist

Each technician checks the same points in the same order: lighting, faces, vinyl, seals, drain holes, drivers, timers, fixings and structure. Every driver we touch is labelled with its fit date.

  5. Report after every visit

You receive a photo report listing what was done, what was found and what needs planning. Faults are logged against the sign's register entry, so its history is visible at a glance.

  6. Annual review

At the end of the term we review the register with you: recurring faults, signs nearing the end of their life and the budget for next year. Frequencies are adjusted to what the data shows.

Signage maintenance contract checklist: what each visit includes

This is the standard checklist for an outdoor illuminated sign. Indoor and non-illuminated signs use a shorter version, and coastal sites add extra rinsing.

Advice from our maintenance planners

These are the decisions that make a contract work or fail. Most of them are made before the first visit.

Time the main inspection for April or May

Most driver failures and seal problems appear between June and September, when fascia temperatures peak. A full inspection in spring, with drivers checked for heat damage and seals renewed, prevents many failures that would otherwise arrive at the worst time and at the highest call-out cost. If you only fund two visits a year, put one before summer and one after it, rather than six months apart from whenever the contract happened to start.

Agree the repair threshold in writing

If the contract does not say what the technician may fix on the spot, small repairs either wait weeks for approval or arrive as surprise charges. A clear rule works better, for example: drivers, connectors, trim caps and vinyl touch-ups are fixed on the visit; anything involving a new face, a return or access equipment is quoted first. Name one person on your side who can approve quotes, so faults do not sit in an inbox.

Inspect and clean together on outdoor signs

A cleaning-only arrangement keeps faces tidy while drivers overheat and fixings corrode out of sight. On outdoor illuminated signs the two belong in the same visit, because the technician is already at height with the face open. For indoor, non-illuminated signs the opposite is true: a light clean is often all they need, and paying for electrical checks on a plaque is wasted money.

Set the frequency per sign, not per contract

One contract can mix frequencies. A projecting sign over a busy pavement or a pylon on a windy road earns quarterly structural checks; a reception logo in an air-conditioned lobby can be seen twice a year. Coastal letters may add regular freshwater rinses between full visits. Pricing every sign at the most demanding frequency is how contracts become expensive without becoming safer.

Tell us about fit-outs and building works

Many faults on contract sites are caused by other trades: a ceiling contractor who disconnects a driver, a painter who seals over a drain hole, an AC installer who drills through a cable. Let us know when works are planned near signs, keep driver access panels clear, and forward any landlord notice about signage as soon as it arrives. It is the cheapest maintenance there is.

Pricing

Signage maintenance contract price: what affects the cost

Contracts are priced from the register, so we survey before we quote. You receive an itemised proposal that shows visits, scope and access separately, usually within 24 hours of the survey. Send a list of sites and photos of the signs to get started.

Number of signs and sites

More assets mean more inspection time, but grouping them into one schedule lowers the cost per sign compared with separate one-off visits.

Visit frequency

Quarterly visits cost more over a year than twice-yearly ones but catch faults earlier. Coastal and high-traffic sites usually justify more attention.

Access requirements

Signs that need boom lifts, rope access or building gondolas add equipment and time to every visit, which has a large effect on the annual cost.

What is included

Inspection-only is the leanest. Adding cleaning, lightbox interiors or minor parts raises the fixed fee but reduces separate charges through the year.

Geographic spread

Sites spread from Abu Dhabi to the Northern Emirates involve more travel than a cluster in one city, so we plan visits as routes.

Starting condition

Signs with backlog faults need a round of repairs before a schedule is meaningful. That work is quoted separately after the survey.

Approvals

Signage maintenance contract compliance: permits and landlord rules

Outdoor sign approvals in the UAE are often issued for a set period and then renewed, whether through Dubai Municipality, Sharjah or Ajman Municipality, or a free-zone authority such as JAFZA, DMCC or TECOM. On a contract we log each sign's permit details in the register and remind you before renewal, and our draftsmen prepare any drawings the authority asks for. Requirements vary, so we confirm them for each site.

Landlords add their own rules. Many malls and communities expect shopfront signs to be lit during trading hours and kept in good condition, and they issue notices when they are not. A dated photo record from each visit helps show compliance. Work at height on managed buildings usually needs a work permit and method statement, which we prepare with each scheduled visit.

FAQ

Sign Maintenance Contracts questions we are asked most

How much does a signage maintenance contract cost in the UAE?

It depends on the number of signs and sites, visit frequency, access, what each visit includes and the starting condition of the signs. A few shopfront signs in one city cost far less than a portfolio of pylons and building names across several emirates. We survey first, then send an itemised proposal, usually within 24 hours of the survey.

What is included in a signage AMC?

Usually a survey and sign register, scheduled inspections, cleaning, lighting and electrical checks, fixing and structural checks, and a photo report after each visit. Minor repairs can be included within an agreed scope. Larger work, such as new faces or re-lighting a sign, is quoted for your approval first.

How often will you visit?

That is agreed per sign. A typical pattern is quarterly for outdoor illuminated signs, twice yearly for indoor signs and at least yearly structural checks for pylons and projecting signs, plus a check after severe storms. Coastal sites often add rinsing visits between inspections. The survey, not a standard package, sets the frequency.

Which signs does a Bayan Signage maintenance contract cover?

Our contracts cover the signs Bayan Signage made and installed. We already hold their shop drawings, materials and LED specifications, so the register starts complete and spare parts match the original build. When you add new signs from us at more branches, they join the same register and visit schedule.

Is a maintenance contract better than calling when something breaks?

For a few signs in low-risk spots, calling when needed is often enough. For many illuminated or outdoor signs, scheduled visits usually work out better, because faults are caught early and repairs are planned rather than urgent. The survey usually makes the answer clear, and we will tell you honestly if a contract is not worth it.

Can one contract cover branches in different emirates?

Yes. We work across all seven emirates from our factory in Ajman, and multi-site contracts are planned as routes so each visit is efficient. You get one register and one reporting format for every branch, which makes it easier to compare sites and plan budgets.

How long does a signage maintenance contract run?

Most run for 12 months, which lets the schedule cover a full summer and a full winter and gives a fair picture of each sign. At the end of the term we review the register with you, adjust frequencies and scope to what the data shows, and renew only if it makes sense.

Do you help with sign permit renewals?

Yes. We record permit dates in the sign register and remind you before renewal, and our draftsmen prepare drawings and documents for Dubai Municipality, Sharjah and Ajman municipalities and free-zone authorities. Requirements differ between emirates and zones, so we confirm the current rules for each site when renewal approaches.
