Sign care from a sign factory

Signboard Cleaning in Dubai, Sharjah & Ajman

Bayan Signage provides signboard cleaning for the shop signs, lightboxes, 3D letters and pylons we have made and installed, using a method chosen for each material, because we built them in our Ajman factory and know what every surface tolerates. Our crews isolate the power, clean inside and out, and send before and after photos with a note of anything that needs repair.

Sign Cleaning in the UAE

Signboard cleaning that protects the finish

Signboard cleaning is the routine work that keeps a shopfront reading the way it did on handover day: faces clear, colours true, metal even and light reaching the street at full strength. In the UAE that takes more than a wipe. Fine dust coats a fascia in weeks, salt settles on anything near the coast, and birds nest behind letters and on top of pylons. We clean the signs we have built for single shops, clinics and restaurants, and for property managers and retail groups with our signs on many sites.

The skill is in what you do not use. Ammonia glass sprays craze acrylic over time. A pressure lance drives water past seals onto LEDs and drivers and lifts vinyl edges. A coarse pad scrubbed across brushed stainless leaves a dull patch that no polish hides. Our crews remove loose dust dry, then wash each material with a pH-neutral detergent, soft microfibre and the right technique, working from the top down so dirty water never runs over a cleaned face.

Because Bayan Signage fabricates acrylic faces, ACP fascias, stainless letters and lightboxes in its own factory at Alam Square, Industrial Area 2, Ajman, our crews know how each sign is put together: where the drain holes are, how a face comes out, which seals must stay dry. That knowledge comes from a team that has served more than 500 clients since 2016, many of whom come back to us for signboard cleaning after we built their signs.

Our process

How we carry out signboard cleaning on site

  1. Isolate and inspect

The sign is switched off at its breaker before any water touches it. We photograph it lit and unlit and note loose fixings, cracked faces, dark sections, rust and lifting vinyl.

  2. Set up access and protection

Ladders, mobile towers or boom lifts go up to suit the height, with barriers below wherever people pass. Glazing, floors and outdoor seating under the sign are covered.

  3. Dry debris removal

Sand, cobwebs, nests and droppings come off dry with soft brushes and by hand. Rubbing grit around with a wet cloth is how faces pick up fine scratches, so this always comes first.

  4. Wash by material

Acrylic gets pH-neutral detergent and microfibre, brushed stainless is cleaned along the grain, powder coat and ACP are washed without abrasives, and printed vinyl is rinsed and dried to stop salt streaks.

  5. Open, clean and reseal

Where access allows, lightbox faces come out and are cleaned on both sides, the interior and LEDs are dusted, drain holes cleared, and faces refitted with their expansion gap intact.

  6. Power on and report

Once dry, the sign is switched back on and checked. You receive before and after photos and a short note of any repair worth planning, quoted separately only if you ask.

Expert advice

Advice from our maintenance team

These are the points we raise most often when a client asks about signboard cleaning. Most of them cost nothing to put into practice.

Set the frequency by location, not habit

Distance from the sea and from dust sources matters more than the sign itself. As a typical guide, an indoor mall or reception sign needs a light clean every three to six months, an inland shopfront on a quiet street every two to three months, and anything within a kilometre or two of the coast or in an industrial area every one to two months. Add a rinse after any major sandstorm, because dust left on a face scratches more easily the longer it sits.

Clean the inside of a lightbox once or twice a year

A box can look clean from the street and still be losing light. Dust, sand and insects collect on the inside of the face and on the LED modules, and the dimming happens so slowly that owners stop noticing it. When we open a box that has gone two years without an internal clean, the difference is often obvious from across the road. If the sign is still dim afterwards, the LEDs or driver need attention.

Rinse coastal stainless little and often

Grade 304 stainless near the sea in JBR, Dubai Marina or on the Abu Dhabi Corniche picks up brown tea staining from airborne salt, sometimes within one summer. A citric-based cleaner worked gently along the grain usually lifts it, but it comes back. A regular freshwater rinse between full cleans costs far less than a restoration clean every few months, and far less again than new letters. For new coastal signs we specify 316 stainless for this reason.

Tell your staff what not to use

Most of the damage we see between professional cleans is done with good intentions. A glass spray and a paper towel can craze an acrylic face within months, and a pressure washer can flood a halo letter in one morning. Low-level signs can be wiped with a damp microfibre cloth and plain water. Anything that lights up should be switched off first, and anything above head height is best left to us.

Combine high-level cleaning with an inspection

On a building name at 15 to 25 m, the boom lift or rope access costs more than the cleaning itself. It makes sense to use that access once for everything: cleaning, a fixing check, a look at seals and drain holes and a test of every letter. We price a combined visit as one job, so you pay for the access once rather than several times a year.

Pricing

Signboard cleaning price in Dubai: what affects the cost

Every signboard cleaning job is quoted from the sign list and photos, so there is no fixed rate card. Send photos of each sign, its rough size and height and the address, and we usually send an itemised quote within 24 hours, with access and labour shown separately.

Height and access

Ground-level signs need only ladders. High fascias, building names and tall pylons need towers, boom lifts or rope access, which often outweigh the cleaning time.

Number of signs and sites

One sign is priced as a single visit. Several signs on one site, or branches grouped into a route, cut travel and set-up time per sign.

Opening lightboxes

Removing and refitting faces for an internal clean takes longer than an exterior wash, especially on older boxes with tight or damaged retainers.

Metal restoration

Tea staining on stainless, heavy salt deposits and faded powder coat need specialist cleaners and slower hand work, which adds time per letter.

Nests and debris

Clearing established nests and droppings, then closing the gaps birds use, adds time and materials on pylons, canopies and halo letters.

Working hours

Malls, busy roads and managed towers may only allow early morning or after-closing work, which affects scheduling, crew size and labour.

Approvals

Signboard cleaning at height: permits and site rules

Signboard cleaning rarely needs a municipality permit, because nothing about the sign changes. What it usually needs is building or landlord permission. Malls, master communities and managed towers in Dubai, Sharjah and Ajman commonly ask for a work permit, a method statement, a risk assessment and proof of insurance before any work at height, and many restrict working hours. We prepare those documents with the booking.

Work on a road-facing pylon or beside a public footpath may also need traffic or pedestrian management, and work over a mall forecourt may need an exclusion zone agreed with security. Our crews are trained for high access and site safety, and use barriers and spotters wherever the public passes below. Rules vary by site, so we confirm the requirements for your address before we schedule the visit.

Why Bayan Signage

Why businesses choose Bayan Signage for signboard cleaning

We build what we clean

Our factory makes lightboxes, letters, ACP fascias and pylons, so our crews know how each sign opens, drains and seals before they touch it.

Material-safe methods

Each surface gets its own detergent, cloth and technique: no ammonia on acrylic, no pressure lance on letters, no scrubbing across brushed stainless.

Faults spotted early

Every visit includes a look at fixings, seals and lighting, with photos of any problem so you can plan a repair before it becomes urgent.

Repairs in the same company

If a clean reveals a dark letter or a cracked face, our electricians and fabricators can fix it without bringing in another contractor.

Trained high-access crews

Our crews are trained for work at height and site safety, and they bring the right access for the sign rather than a long ladder.

Trusted across the UAE

More than 500 clients, including national retail groups and international brands, many of them returning for upkeep after we built their signs.

FAQ

Sign Cleaning questions we are asked most

How much does signboard cleaning cost in Dubai?

It depends mostly on height and access, the number of signs, whether lightboxes need opening and whether metal needs restoration. A single ground-floor fascia costs far less than a building name at 20 m. Send us photos, rough sizes and the address, and we will send an itemised quote, usually within 24 hours.

How often should a shop sign be cleaned in the UAE?

Typically every two to three months for an inland shopfront, every one to two months near the coast or in dusty industrial areas, and every three to six months for indoor signs. A clean after a major sandstorm is worth booking regardless, because dust left on acrylic and powder coat scratches easily when it is finally wiped off.

Can cleaning make my lightbox brighter?

Often, yes. Dust and insects collect on the inside of the face and on the LEDs, and dirt on the outside cuts the light further. A deep clean that opens the box can restore a surprising amount of brightness. If the sign is still dim afterwards, the LEDs or driver probably need repair, which we can quote separately.

Can tea staining on stainless steel letters be removed?

In most cases, yes. Light to moderate tea staining usually comes off with a citric-based stainless cleaner worked by hand along the grain. Deep pitting cannot be cleaned away and may need the letter refinished. Near the sea the staining returns over time, so a regular freshwater rinse afterwards keeps the finish even.

Is pressure washing safe for signboards?

Generally not for letters, lightboxes or vinyl graphics. High pressure forces water past seals onto LEDs and drivers and lifts vinyl edges. Low-pressure rinsing with hand washing is safer and more thorough. Some surfaces, such as plain painted steel posts, tolerate gentle pressure, but we decide that surface by surface.

Do you clean signs you installed years ago?

Yes. Our cleaning service covers the signs Bayan Signage has made and installed, however long ago they went up. On the first visit we check the materials and lighting against our records, note any damage, and recommend a method and frequency. If we spot faults such as dark letters, rust or loose fixings, we photograph them and quote the repair separately.

Can you clean signs at night or outside trading hours?

Yes, where the site allows it. Many malls and busy frontages prefer early morning or late-night work after closing, and some require it. We plan the visit around your landlord's rules and permits. Mention any time restrictions when you ask for a quote, because night work affects scheduling.

Do you clean signs outside Dubai?

Yes. Our crews clean signs across Dubai, Sharjah, Ajman, Abu Dhabi, Ras Al Khaimah, Umm Al Quwain and Fujairah, working from our factory in Ajman. The site visit is free in Dubai, Sharjah and Ajman, and multi-site cleaning is planned as a route to keep travel down.
