Structural Steel Sign Frames in the UAE

Why the steel structure for signboards matters more than the face

A steel structure for signboards is the welded skeleton that holds a sign face, a set of letters or a lightbox clear of the building and stops the wind pushing it over. On a flat roof it is usually a row of hollow-section posts with rails across the front and diagonal bracing behind; on a facade it may be an outrigger or a ladder frame hidden behind the parapet. Building owners, contractors, retailers and sign buyers need one whenever the wall or roof cannot carry the sign by itself.

Nobody photographs the frame, yet it decides whether a big sign is still straight, dry and safe in ten years. The common failures we are called to are predictable: base plates rusting where water sits, hollow sections filling with condensation, anchors drilled into screed instead of slab, and frames copied from a smaller job without any wind check. We design against each of those on the drawing, then weld and protect the steel under our own roof rather than buying it in from a workshop we cannot inspect.

Bayan Signage has fabricated signs and their structures at Alam Square, Industrial Area 2, Ajman since 2016, as the production arm of Bayan Advertising, a UAE group with 15 years in the market. Galvanised steel frame welding for pylons, totems and wall structures is one of our core trades. Our draftsmen produce the structural plans for authority submissions, and the crew that welds the frame is the crew that bolts it to your roof.

Our process

How we fabricate a steel structure for signboards in Ajman

  1. Roof and wall survey

We record the slab, beams and parapet, check the waterproofing and drainage, measure the sign zone and note access for lifting. Where drawings of the building exist, we ask for them. The survey is free in Dubai, Sharjah and Ajman.

  2. Load design and structural plan

Our draftsmen set the frame geometry from the sign face, its height above the roof and the wind exposure, then draw member sizes, connections, base plates and anchors for fabrication and the authority submission.

  3. Cutting and plate work

Hollow sections are cut to length and base plates, gussets and brackets are laser-cut from mild steel, so bolt holes line up exactly with the anchors set out on the roof.

  4. Welding and trial assembly

Frames are welded in sections sized for the lift, then trial-assembled in the factory. Hollow sections are sealed or given drain holes so water cannot sit inside the steel.

  5. Corrosion protection and inspection

Welds and cut ends are cleaned and treated with zinc-rich primer before paint or powder coat. Each frame is inspected against the drawing for dimensions, welds and finish before dispatch.

  6. Installation and re-sealing

Once the plinths or slab agreed at survey are ready, our crew fixes the anchors, lifts and plumbs the frame, torques every bolt and restores the waterproofing around each penetration before the sign face goes on.

Expert advice

Advice from our drawing office

Most frame problems we are asked to fix were decided before the first weld. These are the points we raise at the start of every structural job.

Respect the wind numbers

Wind almost always governs. As a rough illustration, a modest design pressure of 1 kN per square metre puts about 36 kN on a 12 m by 3 m face. If the centre of that face is 3 m above the roof, the overturning moment is around 108 kN m, and the frame, the anchors and the slab all have to resist it with a margin. Height and open ground can double or triple the pressure, and corners are worse again.

Get the roof details first

Before we size a single post we want the slab thickness, beam positions, screed depth and the type of waterproofing. A frame anchored into 80 mm of screed above the slab is not anchored at all. If the roof carries a waterproofing warranty, the roofing contractor often needs to approve the detail around each plinth, so we bring them in early rather than after the drilling.

Choose between anchored and ballasted honestly

Ballasted frames avoid drilling a new roof, which landlords like, but the blocks must outweigh the overturning effect with a safety margin, and on a big sign that can mean several tonnes of concrete. The slab must be checked for that load. On older roofs or lightweight decks, an anchored frame down to the main beams is often the safer and cheaper answer.

Design maintenance in from the first sketch

We keep the bottom of the sign face roughly 300 to 600 mm above the roof so water drains and the roof can be cleaned under it. For anything above head height, a walkway with handrails behind the face lets a technician change a driver from the frame. Adding a walkway on the drawing costs a fraction of retrofitting one or booking a crane every time a light fails.

Inspect old frames from the bottom up

When we survey an existing rooftop sign, we start at the base plates, where water collects and rust spreads unseen under paint. Then we check inside hollow sections for trapped water and the welds at post heads. Corroded members can usually be cut out, replaced and re-protected, which often costs much less than a new structure, but only after the remaining steel is confirmed sound.

Pricing

Steel structure for signboards price in Dubai: what affects the cost

Every frame is priced from its drawing, so we do not publish a rate per tonne. Send the sign size, the building address and photos of the roof or wall, and we return an itemised quote, usually within 24 hours.

Sign size and wind exposure

Larger faces on taller, open sites need heavier sections, more bracing and bigger anchors. Steel weight rises faster than face area once a sign gets large.

Fixing method

Anchored frames need plinths, drilling and re-waterproofing; ballasted frames need concrete blocks lifted to the roof. Each route carries its own labour and lifting cost.

Corrosion protection level

Galvanised steel with primer and paint suits most inland sites. A heavier zinc coat, duplex paint or stainless fasteners for coastal roofs cost more and last longer.

Access features

Walkways, handrails, ladders and fall-arrest points add steel and fabrication hours, but cut the cost and risk of every future maintenance visit.

Lifting and site access

A crane, a long crane booking or a manual lift up a stair core changes the installation cost considerably, as do night-only working hours.

Drawings, calculations and approvals

Structural plans, authority submissions and any consultant review of the roof loads are prepared and listed separately on the quote.

Approvals

Approvals for a steel structure for signboards in the UAE

Rooftop signs and their structures usually need approval from Dubai Municipality, Sharjah Municipality or Ajman Municipality, or from the free-zone authority, such as JAFZA, DMCC or TECOM, where the building sits in their area. Authorities commonly ask for structural drawings with the application, and the building owner or original consultant may want to review new loads on the roof.

Our technical draftsmen prepare the elevation, structural plan, member schedule and fixing details for the submission and follow it through. Where an authority asks for additional structural documents, we flag it at the start and agree with your project team or main contractor how it is covered in the programme. Requirements differ between emirates and change over time, so we confirm what applies to your building at the survey.

FAQ

Structural Steel Sign Frames questions we are asked most

How much does a steel structure for a signboard cost in Dubai?

It depends on the sign size, the height and exposure of the building, the fixing method, the corrosion protection and the lifting needed. A small frame on a two-storey roof costs a fraction of a braced structure for a tower. Send us the sign size, address and roof photos and we will send an itemised quote, usually within 24 hours.

What size steel do I need for my rooftop sign?

There is no standard answer, which is why copying a frame from another job is risky. Member sizes come from the wind load on your sign face, its height above the roof and the exposure of the site. Our draftsmen size the posts, bracing, base plates and anchors for your building and show them on the structural drawing.

Do rooftop sign frames need approval?

Usually, yes. Rooftop signs and their structures normally need municipality or free-zone approval, and authorities often ask for structural drawings with the application. The building owner may also need to consent to new loads on the roof. We prepare the drawings and confirm the current requirement for your location.

Can a sign frame be installed without drilling the roof?

Yes, with a ballasted frame that sits on protection pads and is held down by concrete blocks. It avoids penetrating new waterproofing, but the ballast for a large sign can weigh several tonnes, so the roof slab must be checked for that load first. Where the slab cannot take it, an anchored frame is the safer choice.

How long does a galvanised steel sign frame last in the UAE?

A well-protected frame typically lasts many years, but life depends on detailing as much as on the coating. Water sitting on base plates, condensation inside hollow sections and unprotected welds are what shorten it. We prime welds and cut ends, seal or drain sections, and recommend a heavier coating system for coastal roofs.

Is steel better than aluminium for sign frames?

For large rooftop and pylon structures, galvanised steel is usually the right choice because it is stiffer and stronger for its cost. Aluminium is lighter and does not rust, so we use it for fascia sub-frames, face rails and smaller signs where weight matters more than span. Many signs combine both, with isolation between the metals.

Can you repair or strengthen an existing rooftop sign frame?

Often, yes. We survey the frame from the base plates up, cut out and replace corroded members, add bracing where it is missing and re-protect the steel before a new face goes on. If the remaining steel is not sound, we tell you plainly and quote a replacement. Our sign removal and relocation team handles old structures that must come down.

Do you fabricate sign structures for sites outside Dubai?

Yes. We weld frames in Ajman and install them across all seven emirates, including Abu Dhabi, Ras Al Khaimah, Umm Al Quwain and Fujairah. The site survey is free in Dubai, Sharjah and Ajman.
