Signboard Removal and Sign Relocation in Dubai

Bayan Signage handles signboard removal for the signs it has made and installed across Dubai, Sharjah, Ajman and the rest of the UAE: isolating the power, dismantling the sign without damaging the facade, making cables safe and filling the wall to your landlord's standard. Sign Removal & Relocation in the UAE

Signboard removal done in the right order

Signboard removal covers three different jobs. The first is take-down and disposal, usually at the end of a lease or before a rebrand. The second adds make-good, where the landlord expects the fascia handed back with holes filled, cables made safe and the surface finished. The third is relocation: dismantling carefully enough to reuse the sign, refurbishing it, and fixing it again at a new address. We do all three on the signs we have made and installed for shops, clinics, restaurants, offices and retail chains.

Removal goes wrong when it is rushed. Letters levered off a wall bend their returns and pull lumps out of the render. Cut cables left in a fascia are a hazard for the next tenant and the most common landlord complaint we hear. Resin-set studs pulled out take the wall with them. Our crews isolate and prove the circuit dead first, record positions if the sign is going anywhere, cut fixings behind the letter rather than prising, and grind seized studs below the surface so filler covers them cleanly.

Bayan Signage builds signs in its own factory at Alam Square, Industrial Area 2, Ajman, and we keep the drawings for each sign we install, which is why our removals so often end in reuse. Metal letters and sound lightbox cabinets come back to the workshop, where our electricians re-light them, our finishers repaint returns and our fabricators resize or reface them for the new fascia. Since 2016 we have worked for more than 500 clients across the UAE, and moving a client's sign to a bigger unit is some of the most satisfying work we do.

Our process

How we carry out signboard removal and relocation

  1. Survey and method

We inspect the sign and its fixings, find the power source, assess weight and access, and agree the end condition with you and the landlord. Larger signs get a method statement and permit.

  2. Isolate and make safe

The circuit is isolated and proven dead. After removal our electrician terminates the cables in a junction box or disconnects them at the board, never leaving live tails in the wall.

  3. Record, then dismantle

For relocation, stud positions are traced onto a template and photographed, each letter and panel labelled and drivers bagged with their letters. Fixings are released or cut behind the sign.

  4. Lower and protect

Pieces come down by hand or with lifting gear, are wrapped against scratches and loaded upright. Letters travel face-up so studs do not bend, and faces keep a protective cover.

  5. Make good the old wall

Holes are filled and sealed against water, seized studs ground below the surface, and the area finished to the agreed standard. We photograph the result for your handover file.

  6. Refurbish and reinstall

Reusable parts are cleaned, re-lit, repainted or resized in our Ajman factory and tested, then installed at the new site from the recorded template and checked after dark.

Specification

Signboard removal specification: make-good by surface

The finish a landlord accepts depends on the surface the sign was fixed to. This is our standard make-good, and what we offer when the required standard is higher.

Expert advice

Advice from our removal crews

Most removal problems are planning problems. These are the points we raise as soon as a client mentions a move or a handover date.

Book removal as soon as the handover date is fixed

Mall removals usually need night slots, a work permit and sometimes a security escort, and building management books those in advance. Leaving signboard removal to the end of a lease risks missing the handover date and paying rent for extra time. Call us as soon as the date is fixed, and earlier still if the sign is high, large or on a managed tower where gondolas or lifts must be scheduled. We give you a realistic schedule with the quote.

Get the make-good standard in writing

Make-good is where deposits are won or lost. One landlord accepts filled and spot-painted holes; another expects a full repaint to the nearest joint or a new ACP panel. Ask for the standard in writing before we quote, because the difference between the two can be larger than the cost of the removal itself. We work to that standard and photograph the finished wall in case the inspection is disputed.

Measure the new fascia before deciding to relocate

A sign that filled a 6 m fascia will not shrink to fit 4 m, and letters sized for a busy main road can look oversized on a quiet podium unit. Letters can usually be re-spaced by a few centimetres and re-wired, and some lightbox cabinets can be cut down. As a rough rule, if more than half of a sign would need rebuilding, new signage is usually better value than relocation.

Keep drivers with the letters they belong to

Drivers are matched to the number of LED modules they feed. When letters are removed in a hurry and the drivers all go into one box, nobody knows which feeds which, and the reinstalled sign ends up with overloaded drivers and dim letters. We bag each driver with its letters and label both. If you store a sign yourself, keep it dry, flat, out of the sun and face-up.

Test a stored sign before it goes back up

Drivers, connectors and seals can degrade in storage even when the sign is switched off, especially in a hot container or warehouse. Before a sign that has been stored for months goes back on a wall, we run it at full brightness in our Ajman test area. Finding a failed driver on the bench takes minutes; finding it on a boom lift at night costs another visit.

Pricing

Signboard removal cost in Dubai: what affects the price

We quote removal from photos and, where needed, a site visit. You receive an itemised quote that separates removal, electrical work, make-good, transport, refurbishment and reinstallation, usually within 24 hours. Send photos of the sign and its fixings, its height and your handover date.

Height and access

A ground-floor fascia comes down from ladders or a tower. Building names, rooftop frames and tall pylons need lifts, rope access or cranes, which dominate the cost.

Sign size, weight and fixings

Heavy lightboxes, steel frames and resin-set studs take longer to release safely than light letters on threaded locators or rails.

Make-good standard

Filling holes in render is quick. Matching paint, replacing ACP panels or restoring stone to the landlord's standard takes more materials and finishing time.

Refurbishment scope

Cleaning and refitting costs little. Re-lighting letters, repainting returns, new faces or resizing a cabinet add workshop time and materials.

Transport and disposal

The distance between sites and the volume of waste both add to the job, particularly for pylons and large structures.

Permits and timing

Mall night work, landlord permits and approval for a relocated sign at its new address are part of the scope and affect scheduling.

Approvals

Signboard removal permits and approvals at both addresses

Signboard removal on a mall, community or managed tower usually needs a work permit, a method statement and proof of insurance from building management, and malls often allow removal only at night. Some landlords also want written confirmation that cables have been terminated safely. We prepare those documents and agree the time slot before the crew arrives.

Relocation adds approvals at the new address. Outdoor sign permits in Dubai, Sharjah, Ajman and Abu Dhabi generally relate to a specific location and business, so a sign moved to a new site usually needs fresh approval from the municipality or free-zone authority there, plus the new landlord's consent. Our draftsmen prepare the drawings. Rules vary, so we confirm them for each site.

Why Bayan Signage

Why businesses choose Bayan Signage for signboard removal

Careful dismantling

Fixings are released or cut behind the sign, never prised, so letters survive for reuse and the wall needs filling rather than rebuilding.

Electrically safe handover

Our own electricians isolate the circuit and terminate every cable properly, so the next tenant inherits a safe fascia rather than a hazard.

Refurbished in our factory

Letters and lightboxes are re-lit, repainted, refaced or resized at our Ajman factory, so a relocated sign arrives looking like new work.

Permits at both ends

Our draftsmen prepare drawings and submissions for the authority at the new address and the documents building management asks for at the old one.

One team, both sites

One project manager coordinates removal, make-good, refurbishment and reinstallation, so the old fascia and the new one are both handled on time.

Honest reuse advice

If relocating your sign would cost nearly as much as new signage, or look wrong on the new fascia, we price both options and tell you so.

FAQ

Sign Removal & Relocation questions we are asked most

How much does signboard removal cost in Dubai?

It depends on height and access, the size and weight of the sign, how it is fixed, the make-good standard and whether the sign is being disposed of, stored or relocated. A ground-floor fascia on render costs far less than a building name at height. Send photos and your handover date, and we will send an itemised quote, usually within 24 hours.

Do you repair the wall after removing the sign?

Yes, when make-good is in the scope. Stud holes and cable entries are filled and sealed, seized fixings are cut and ground below the surface, and the area is finished to match the surrounding wall as closely as the material allows. Painted render is easiest; damaged ACP or stone may need a new panel.

Can my sign be reused at a new location?

Often, yes, especially metal 3D letters and solid lightbox cabinets. The questions are whether the sign fits the new fascia, suits the new viewing distance and is in good condition. We assess it during removal and can refurbish it in our Ajman factory with new LEDs, paint or faces before reinstalling it.

Do I need a permit to relocate a sign?

Usually, yes. Outdoor sign permits generally relate to a specific location and business, so a sign moved to a new address typically needs fresh approval there, as well as the new landlord's consent. We prepare the drawings, handle the submission and confirm the current requirement for each site.

How long does signboard removal take?

It depends on access, the size of the sign and how it is fixed, so we confirm the programme with your quote. A shopfront fascia with a set of letters or one lightbox is a contained job for one crew, while building names at height, rooftop signs and pylons are planned as projects in their own right, with lifting equipment and exclusion zones.

Do you keep records of the signs you installed?

Yes. We keep the drawings, fixing details and LED layout for every sign we have made and installed. Before a removal or relocation, the crew checks them to see how the sign is fixed and powered and how the letters were spaced, so the sign comes down cleanly and the new installation can follow the same template.

Can you take a sign down temporarily during facade works?

Yes. We remove the sign with its positions recorded, keep it wrapped and labelled, and reinstall it once painting, cladding or waterproofing is finished. Fixings are usually renewed on refit, and it is a good moment to service the lighting or refresh the faces while the sign is off the wall.

What happens to a sign that is not being reused?

It is dismantled and taken away from site. Where practical, aluminium and stainless steel are separated from acrylic and electrical parts rather than everything going into general waste. If you want a part kept, such as a logo letter for the office wall, tell us before removal day.
