Building Name Signs in Dubai, Sharjah & Abu Dhabi

Bayan Signage designs, fabricates and installs building name signs for towers, residential buildings, business centres and offices. We size the letters from the roads people actually approach on, weld the frame that carries them back to structure, and place the drivers where a technician can reach them, all from our own factory in Ajman.

Building Name Signs in the UAE

Building name signs that read from the road

A building name sign identifies the whole building, not one tenant: it tells visitors, taxis, delivery drivers and emergency services which tower is which, and it stays on the facade for decades. It usually sits in one or both of two zones, high on the crown or parapet where it is read from surrounding roads, and low on the podium or entrance canopy where people arrive. Developers, owners' associations, hotels, business centres and companies with their own headquarters all commission them.

Most building names that disappoint fail in predictable ways. The font is too thin, so it blurs at 200 m and glows into one shape at night. Letters are spaced like a brochure. Fixings go into cladding instead of the structure behind it, and nobody plans how a failed driver at roof level will be reached. We design names from sight lines on the real approach roads, open the spacing for illumination, fix every frame back to concrete or steel, and put drivers in plant areas or behind access panels.

Bayan Signage has built signs in Ajman since 2016 as the production arm of Bayan Advertising, which has operated in the UAE for 15 years. Letters from 100 to 2,500 mm high are CNC-cut, laser-cut and fabricated in our factory, frames are welded from galvanised steel in-house, and our installation crews are trained for high access and site safety. National retail groups and international brands are among our 500+ clients across the UAE.

Our process

How we make building name signs in our Ajman factory

  1. Survey and sight lines

We photograph the facade from the main approach roads, measure the zone, investigate what is behind the cladding and identify access and power. The survey is free in Dubai, Sharjah and Ajman.

  2. Scaled design and shop drawings

Designers set letter height, weight and spacing on a photo of the real facade, Arabic and English balanced together. Draftsmen produce shop drawings for developer, authority and structural review.

  3. Letter fabrication

Faces and backs are CNC-routed or laser-cut to ±0.1 mm, returns bent and joined, and letters powder-coated. LEDs are fitted and every letter run at full brightness in our test area.

  4. Frame welding

The galvanised steel frame or raceway is welded in our factory to carry the letters and wiring and transfer wind load to the structure, then powder-coated to match the facade.

  5. Access planning and installation

We plan access by boom lift, building maintenance unit, rope access or crane, fix the frame to structure, lift and wire the letters, and work around wind and building rules.

  6. Night test and handover

Every circuit is tested after dark from the approach roads. You receive as-built drawings showing driver locations and the warranty document at handover.

Specification

Expert advice

Advice from our design and drafting team

A building name is a long-term decision that is hard to change once it is on the facade. These are the points we settle at the drawing stage.

Size from the furthest useful viewpoint

As a guide, allow around 1 m of letter height for every 120 to 150 m of viewing distance at height. A tower seen from a main road 300 m away needs letters around 2 to 2.5 m; a mid-rise building read from a service road at 100 m works at 700 to 900 mm. Entrance names read from 20 to 30 m need only 300 to 400 mm.

Pick weight and spacing over elegance

Light weights vanish at distance and illuminated thin letters glow into a blur. Keep stroke widths at least one seventh of the letter height for names read from far away, and open the spacing by 10 to 20% compared with print typography. Arabic dots and diacritics should be drawn slightly larger than the font suggests, so they stay visible after dark.

Shorten the name if the brand allows

Every extra word costs letter height. A long name ending in 'Residential Tower' can often drop those two words on the crown and keep them only at the entrance. Shorter names can be set larger in the same space and read faster from a moving car. We show both versions on a photo of your facade so the decision is easy.

Plan maintenance before the facade closes

Drivers sealed behind cladding at roof level turn a small repair into a crane hire. We agree driver positions in a plant room, parapet void or behind a hinged access panel, and mark them on the as-built drawings. If the building has a maintenance unit, we design the fixing zone so it can reach the letters.

Think about the neighbours

A bright face-lit name can shine into apartments across the street, and some communities limit lighting hours. Halo lighting, dimmable drivers and a timer that switches off late at night keep the name visible from the road without complaints. We confirm any lighting rules for your community before choosing the lighting style.

Pricing

Building name sign price in Dubai: what affects the cost

Building names are quoted from drawings and an access plan, so there is no standard price. Send the name, any brand guidelines, facade photos and the building height, and you receive an itemised quote, usually within 24 hours.

Letter height and count

Each letter is a separate fabricated unit with its own LEDs, so a long name at 2 m costs much more than a short one.

Material and finish

Powder-coated aluminium is the most economical for large letters; stainless steel and PVD finishes add material and polishing time.

Lighting style

Unlit letters are simplest. Face-lit, halo and combined lighting need more modules, careful sealing, drivers and electrical work at height.

Frame and structure

A raceway on a podium is modest; a rooftop steel frame designed for wind at height can be a large part of the cost.

Access at height

Boom lifts, building maintenance units, rope access or cranes, plus permits to use them, are priced to the building and height.

Approvals

Developer, community and authority submissions, plus structural calculations for high-level signs, are listed as separate lines on the quote.

Approvals

Building name sign approvals in Dubai and across the UAE

Building names are often controlled by more than one body. Master developers, communities and free zones frequently set fonts, colours, positions and lighting hours, and those rules can change between phases. A municipality permit is usually needed as well: Dubai Municipality, Sharjah or Ajman Municipality, or the free-zone authority such as JAFZA, DMCC or TECOM where the plot sits within one.

High-level and rooftop signs may also need structural drawings and calculations. Our technical draftsmen prepare the elevations, shop drawings and structural details, check the Arabic and English name against the title or licence, and follow the submissions through. Requirements vary by plot and change over time, so we confirm the current position for your building before design is finalised.

Why Bayan Signage

Why developers and owners choose Bayan Signage for building name signs

Letters and steel under one roof

We fabricate the letters and weld the galvanised steel frame in the same Ajman factory, so the two are designed and tested together.

Sized from the real approaches

Designs are checked on photos taken from the roads people use, not only on elevation drawings.

High-access crews

The team that fabricates your sign installs it, trained for work at height and site safety on occupied buildings.

5-year outdoor warranty

Building names are covered for 5 years on LEDs, powder coat and structure, with as-built drawings and a warranty document at handover.

Approvals handled

Developer, community, municipality and free-zone submissions are prepared by our own draftsmen, including Arabic name checks.

One project manager

A single contact runs the job from survey to handover and coordinates access with building management.

FAQ

Building Name Signs questions we are asked most

How much does a building name sign cost in Dubai?

It depends on the number and height of letters, material, lighting, the frame and, above all, access at height. A short unlit podium name is a fraction of the cost of a long illuminated crown sign needing a crane. Send us the name, photos and building height, and we will send an itemised quote, usually within 24 hours.

How big should the letters be on a building name?

As a guide, allow around 1 m of letter height for every 120 to 150 m of viewing distance at height, and 300 to 400 mm for entrance names read from 20 to 30 m. Bold letters with generous spacing read further than thin letters of the same height, especially at night.

Do building name signs need approval in Dubai?

Usually, yes. Building names generally need approval from the master developer or community and from Dubai Municipality or the relevant free-zone authority. Some communities specify fonts, colours, positions and lighting hours. We prepare the drawings and confirm the current requirement for your plot before fabrication starts.

Should a building name be illuminated?

For towers and buildings near main roads, yes: lighting helps visitors and emergency services find the building at night. Face-lit letters read furthest; halo lighting is softer and suits podiums and premium residences. For villas and low-rise buildings, good entrance lighting with unlit letters is often enough.

How are building name letters installed at height?

Depending on the building, we use a boom lift, the building maintenance unit, rope access or a crane. The steel frame is fixed to structure first, then letters are lifted, fixed and wired back to drivers in an accessible location. Work is planned around wind conditions and the building's access rules.

How long does a building name sign take?

It depends on the number and size of letters, the frame, the approvals and the access at height. Approvals from developers and authorities often take longer than fabrication, and work at roof level needs its own planning for lifts, permits and building management. We give you a realistic schedule with the quote, covering drawings, approvals, fabrication and installation.

Can you replace a building name sign you installed?

Yes, where the current sign is one we made and installed. We survey it, plan safe removal and check whether our frame and fixings can be reused. Often a new name can go on the same frame with new letters and LEDs. Removal at height needs the same access planning as a new installation, so we price both together.

Can the building name be in Arabic and English?

Yes, and in most UAE locations it is expected, often with equal prominence. We design both scripts together so they balance in height and weight, rather than shrinking the Arabic to fit, and check the Arabic spelling against your documents before any metal is cut.
