Flex-Face Sign Boards for Shops in Dubai & Sharjah

Bayan Signage prints flex-face sign boards on its own large-format UV and solvent printers, up to 3.2 m wide in one pass, then stretches them over frames welded and assembled in our Ajman factory. It is the quickest way to brand a wide fascia, and because the frame stays, every future refresh is just a new print.

Flex-face signs: wide, fast and honest about their life

A flex-face sign board is a printed sheet of flexible PVC-coated fabric, called flex, stretched tight over a metal frame on the shopfront, either lit by floodlights from the front or by LEDs from inside a box behind it. It covers long frontages without joints at a low cost per square metre, which is why furniture outlets, tyre shops, car service centres, warehouses and businesses on short leases use it across Sharjah, Ajman and the Dubai industrial areas.

Flex is a printed consumable fixed to a permanent frame, and good work treats it that way. The frame needs cross members every metre or so, or the face bellies and ripples in the wind. The media must match the build: front-lit flex in a lightbox looks dull and patchy, while backlit flex needs a denser ink layer to look rich at night. Tension and edge finish decide whether the face stays flat. We print, weld and tension every board in-house, so the print and the frame are made for each other.

Bayan Signage is the production arm of Bayan Advertising, a UAE group with 15 years in the market, and our Ajman factory has printed and framed signs since 2016. Our UV and solvent printers, steel shop and LED team work side by side at Alam Square, Industrial Area 2. That lets us schedule re-skins on our own frames without waiting on outside suppliers, and quote a frame that will carry several faces over its life rather than one.

Our process

How we make flex-face signs in our Ajman factory

  1. Survey and frame check

We measure the fascia, check the wall and substrate behind it, photograph the frontage, then agree how the board will be lit. The survey is free in Dubai, Sharjah and Ajman.

  2. Artwork set for the road

Our designers size the main name for the viewing distance and cut back the clutter. We need vector files or images of at least 100 dpi at final size, or the print will blur.

  3. Colour strip and print

We print a short strip of the main brand colour on the actual roll and view it front-lit or backlit as it will be used, then print the full face on our UV or solvent printers.

  4. Frame welding

Galvanised steel frames are welded in our steel shop with cross members every 1 to 1.2 m, or tension profiles are cut and assembled. Backlit boxes get LED modules at least 100 mm behind the face.

  5. Tensioning on site

Wrapped faces are pulled from the centre outwards, working opposite sides in turn so the print stays straight. Keder edges slot into the profile and are tensioned all round.

  6. Lighting and handover

Floodlights or modules are wired to a timer by our electricians and checked after dark for even coverage, with fixings and anchors checked against wind exposure.

Expert advice

Advice from our print and frame team

The flex-face sign is the type most often bought on price alone, and the one most often regretted. These points make the difference between a board that serves you and one you are embarrassed by.

Budget for the next print now

In full UAE sun a printed face usually lasts two to four years before fading is obvious, and west-facing boards fade fastest. A good frame will carry several faces over eight years or more. If you plan a re-print every few years from day one, flex is excellent value; if you expect ten years from one print, you will end up with a washed-out sign nobody wants to pay to replace.

Write for a driver, not a brochure

Because space is cheap, flex boards fill up with services, numbers and photos. A driver passing at 30 m reads five or six words. We suggest a main name at roughly 40 to 50% of the fascia height, one line of service text at about 150 mm, and a phone number no smaller than 120 mm. Keep the name in the left third, where approaching drivers look first.

Check the frame before the print

A frame with only an outer rectangle lets the face belly in and out in wind, which stretches the print and loosens fixings within months. Look for cross members every metre or so. When re-skinning a board we built, we check the frame is still square and free of serious rust first, because new flex on a twisted frame wrinkles on day one.

Keep floodlights well out from the face

Front-lit flex washed by lamps fixed too close shows bright patches at the top and a dark band at the bottom. Arms that hold LED floodlights 600 mm or more from the face, spaced evenly along the board, give a far more even result. For a shop that trades mainly after dark, a backlit flex box is usually the better investment.

Check whether flex is allowed before you print

Many malls, master communities and newer buildings in Dubai exclude flex fascias, and some ask for letters or lightboxes instead. Industrial areas and older retail streets usually accept it. We check the landlord and municipality position at the survey, so you never pay for a board the landlord asks you to take down.

Pricing

Flex sign board price in Dubai: what affects the cost

Flex is quoted mainly by printed area and frame, so prices are easy to compare once the specification is clear. Send the fascia size, a photo and your artwork, and we usually send an itemised quote within 24 hours.

Printed area

Flex is priced mostly by square metre printed, so cost scales directly with size. Doubling the height of a long board roughly doubles the print cost.

Frame type

A painted steel tube frame with wrapped flex is cheapest. Aluminium tension profiles cost more but hold a tighter face and make re-skins faster.

Lighting method

Unlit is cheapest. Floodlights add lamps, arms and cabling; a backlit box needs a deeper frame, back panel and a grid of LED modules.

Media and ink quality

Branded flex with UV or high-grade solvent inks and a protective coating lasts noticeably longer than budget media.

Reusing one of our frames

If a frame we built is still sound and square, re-skinning it costs a fraction of a new sign. Rusted or bent sections need repair first.

Access and permits

High fascias need a lift or scaffold, and municipality or landlord approval adds drawing and submission work, listed separately.

Approvals

Flex-face sign permits and building rules in the UAE

A flex-face sign is still an outdoor sign, so it usually needs approval from Dubai Municipality, Sharjah Municipality, Ajman Municipality or the free-zone authority for your area, and the trade name must match the licence in Arabic and English. A re-skin with the same wording on an approved frame is often simpler, but we check whether your authority treats a change of design as a new application.

Landlord rules matter even more for flex than for other fascias. Many malls, master developers and newer towers exclude flex entirely, while older streets and industrial areas generally accept it. Requirements vary and change, so we confirm the current rules for your exact address before printing anything.

Why Bayan Signage

Why businesses choose Bayan Signage for flex-face signs

Printers in our own factory

Our large-format UV and solvent printers run at our Ajman factory, so a re-skin is not waiting in a print shop's queue.

Frames welded in-house

Galvanised steel frames and tension profiles are made by our own fabricators, sized for the wind on your frontage.

Honest about lifespan

We tell you how long the print will last on your elevation, and the 5-year outdoor warranty covers frame, finish and LEDs, not the printed face.

Realistic scheduling

Re-skins on frames we built are planned around your artwork approval, and we give you a realistic programme with the quote.

Permits and rules checked

We confirm landlord and municipality rules for every flex-face sign first, and our draftsmen prepare any submission needed.

FAQ

Flex-Face Shop Signs questions we are asked most

How much does a flex-face sign board cost in Dubai?

The cost depends mostly on the printed area, the frame type, the lighting and whether a frame we built earlier can be reused. A re-skin on a sound frame of ours is the cheapest option; a new backlit flex box costs more because of the LEDs and deeper frame. Send your sizes, a photo and artwork, and we will send an itemised quote, usually within 24 hours.

How long does a flex sign board last in the UAE?

The printed face usually lasts two to four years before fading is obvious, depending on media, ink and how much direct sun the board gets. West-facing boards fade fastest. A good frame can carry several faces over eight years or more, so most owners simply re-print and re-skin rather than rebuild.

What is the difference between frontlit and backlit flex?

Frontlit flex is opaque and made to be seen in daylight or under floodlights. Backlit flex has a translucent base and is printed with a denser ink layer so it looks rich when lit from behind inside a box. Using frontlit flex in a lightbox gives a dull, patchy result, so the media must match the build.

Can you replace just the flex on a sign board you made for us?

Usually yes, and it is the most economical refresh available. We check the frame is sound, square and free of serious rust, measure it, print the new face and fit it on site in one visit. If floodlights or LEDs are failing, it makes sense to replace them on the same visit.

Is a flex shop sign allowed in Dubai?

In many areas, yes, but it depends on the building, the community and the authority. Malls, many master communities and newer developments usually exclude flex in favour of letters or lightboxes, while industrial areas and older streets generally accept it. We check the current rules for your site before producing anything.

Why does my flex sign look wrinkled?

Wrinkles and ripples usually come from uneven tensioning, a frame that is not square, too few cross members or flex that has stretched in the heat. Tension-profile systems with keder edges hold a much flatter face than wrapped frames. On boards we built, re-tensioning often fixes it if the print itself is still in good condition.

How quickly can a flex sign be made?

It depends on the scope, and we give you a realistic schedule with the quote. A re-skin on a frame we built is the quickest job, because only the face is printed and fitted. A new frame with lighting adds welding, LED wiring and testing in our factory. If a permit is needed, it is usually the longest step, so we submit early when the opening date is tight.

Should I choose flex or a lightbox with an acrylic face?

Choose flex for very wide or tall fascias, short leases and frequent artwork changes, because it covers big spans without joints and re-prints cheaply. Choose an acrylic-faced lightbox for a long tenancy on a frontage under about 3 m tall, where a crisper face and longer life justify the higher first cost.
