Show Villa Signage and Open House Signs in Dubai & the UAE

Bayan Signage produces show villa signage packages for developers, sales teams and agents: approach and directional signs, entrance totems, open house kits and interior specification panels. Everything is printed and built in our Ajman factory to the development's brand, installed around stylists in the final days before launch, and removed later without leaving a mark on a villa that still has to be sold.

Show Villa & Open House Signs in the UAE

Show villa signage that sells from the gate to the kitchen

Show villa signage is the set of signs a buyer meets between turning off the main road and leaving the master bedroom: directional signs through the community, flags and an entrance totem at the gate, parking and welcome panels, and inside, room names, finish panels and QR codes for floor plans. Developers launching a phase, sales teams running a show home for a year and agents holding a weekend open house all use a version of the same kit.

It is a sales tool with a deadline. The signs have to look as finished as the kitchen, go up quickly, survive months of visitors and sun, then come off cleanly. The two failures we see most are buyers getting lost in a half-built community because only the gate was signed, and screw holes in new walls that have to be repaired before handover. We plan the route and the fixings before we plan the graphics.

Bayan Signage has made signs in its own Ajman factory since 2016, as the production arm of Bayan Advertising, which has 15 years in the UAE. Printing, CNC panel cutting, galvanised frame welding and assembly all happen in-house, so the totem, the directional boards and the interior panels share one colour standard. One project manager runs the whole show villa package, from the route walk to removal.

Our process

How we deliver show villa signage from our Ajman factory

  1. Route walk with the sales team

We drive and walk the buyer's route from the main road to the villa, mark every decision point and agree what goes inside. The site visit is free in Dubai, Sharjah and Ajman.

  2. Design and placement plan

Our designers apply the development's brand guidelines across every item and issue a numbered placement plan, so each sign has a fixed position and purpose.

  3. Printing and panel cutting

Graphics are printed on our large-format printers and laminated, then mounted on ACP or acrylic and CNC-cut to size, with colours checked against printed brand references.

  4. Frames, bases and totems

Totem frames and directional posts are welded from galvanised steel with ballast bases. Faces are made separately so the structure can return for the next phase.

  5. Inspection and labelled packing

Each sign is checked against the approved artwork and labelled with its plan number, so the crew places sign 12 at point 12 without guessing.

  6. Installation and later removal

We install around stylists and cleaners in the final days before launch, then return at the end of the sales period to remove, clean fixing points and store reusable parts.

Expert advice

Advice from our estimating team

Show villa dates are usually fixed before the signage is. These are the decisions that save the most time and money on a launch.

Drive the route before ordering directionals

Buyers in a new community often have no landmarks and half the roads unnamed. Drive from the main gate at 30 to 40 km/h and put a sign wherever you would hesitate. Arrows and the project name need 100 to 150 mm characters on a board of at least 900 x 600 mm. We usually find one or two more junctions than the plan showed, and adding them before launch is far cheaper than losing buyers on launch weekend.

Build totems with swappable faces

Developers rarely sell from one show villa only; the next phase or community usually follows. We build totems as a reusable galvanised frame with a separate printed face, and label every part before storage. The next launch then needs only new faces, and reassembly on site takes minutes rather than an afternoon.

Keep interior text small and few

Inside, scale everything down. Room labels read from 2 to 3 m need only 20 to 30 mm text, and finish panels work best at A4 or A3 with six to eight lines at most, mounted at about 1.4 to 1.6 m. Labels on every cupboard make a home feel like a showroom. One panel per room, placed where the sales consultant stops, is usually enough.

Test removable fixings on the actual paint

Fresh emulsion and some feature finishes lift with tape that is fine elsewhere. We test our pads on a hidden patch well ahead of installation and use stands wherever there is doubt. When the sales period ends, our crew peels slowly and cleans each point, so the villa can be handed over without a decorator.

Agree the removal date before installation

Signs left up after the sales period end up faded, leaning and off-brand, and they confuse residents who have moved in. Agree with the developer who removes what, and when, before anything goes up. We include removal and storage in the package so it is not forgotten once the units are sold.

Pricing

Show villa signage price in Dubai: what affects the cost

Every package is priced from its placement plan. Send the brand guidelines, the villa location and the launch date, and you will usually receive an itemised quote within 24 hours.

Package size

A full developer package costs more than an open house kit, but one design and one print run across every item keeps the cost per piece down.

Materials

Correx and foam board are cheap but look temporary. ACP, aluminium and acrylic cost more and match the finish buyers expect inside a show villa.

Ballast and structures

Weighted bases and post sleeves protect landscaping but add steel and weight compared with posts concreted into the ground.

Reuse

Totems and A-frames with replaceable faces cost more on the first launch, then each later launch needs only new printed faces.

Programme

Show villa dates are often fixed late. A compressed schedule may need overtime or night installation around stylists and cleaners.

Removal and storage

Taking signs down, cleaning fixing points and storing or disposing of parts is quoted as part of the package.

Approvals

Show villa signage approvals in communities and on public roads

Signs inside a community usually need approval from the master developer or community management, even when the developer is your own client, because common areas are managed separately. Rules often cover sign sizes, positions, the number of flags and how long temporary signs may stay. We prepare a placement plan and drawings that make that approval quick.

Directional signs on roads outside the community are a different matter and may need approval from the municipality or, in Dubai, the RTA, depending on the location. Our draftsmen prepare the drawings for the submission. Requirements change and vary by site, so we confirm the current rules for your route before production starts.

FAQ

Show Villa & Open House Signs questions we are asked most

How much does show villa signage cost in Dubai?

It depends on the number of signs, the materials, whether structures are reusable, the programme and removal. A weekend open house kit costs a fraction of a full developer package with directionals, a totem, flags and interior panels. Send your brand guidelines, the villa location and launch date, and we will usually send an itemised quote within 24 hours.

How quickly can a show villa package be produced?

We give you a realistic schedule with the quote, worked back from your launch date. A standard package of directional signs, a totem, flags and interior panels is planned as one production run, and open house kits are simpler still. Community approvals and custom structures add time, so it is worth contacting us as soon as the launch date is known.

Will the signs damage the show villa?

They should not. Outside, we use ballast bases rather than concrete. Inside, we use removable pads tested on a hidden patch first, or freestanding stands. At the end of the campaign, our crew removes everything carefully and cleans the fixing points, so the villa can be handed to its buyer without repair work.

Can you produce open house kits for agents?

Yes. A typical kit has two or three A-frames with changeable faces, a flag for the gate, a welcome panel and sometimes a roll-up banner. Agents keep the frames and order new printed faces for each property, which keeps the cost per open house low and the branding consistent.

Do directional signs inside a community need approval?

Usually, yes. The master developer or community management normally controls signs in common areas, and roads outside the community may fall under municipality or RTA rules. We confirm the current requirement for your route and prepare drawings early, so the signs are ready on launch day.

Can show villa signs include QR codes?

Yes, and they work well on finish panels and entrance totems. Codes should be at least 25 to 30 mm square, printed with strong contrast and linked to a page you control, so you can update the floor plan or brochure without reprinting any sign in the villa.

What happens to the signs after the sales period?

We remove, store or dispose of them as agreed. Totem frames, A-frames and bases with replaceable faces are worth keeping for the next launch. Flags and printed vinyl that have spent months in the sun are usually better replaced than stored.

Do you produce show villa signage outside Dubai?

Yes. We work for developers and agents across all seven emirates from our factory in Ajman, including Abu Dhabi, Sharjah and Ras Al Khaimah. The route walk and site visit are free in Dubai, Sharjah and Ajman.
