Staircase Signs for Buildings in Dubai, Sharjah, Ajman & Abu Dhabi

Bayan Signage makes staircase signs for residential towers, offices, hotels, hospitals and malls: landing signs with large floor numbers, stair identification, exit-level and roof-access signs, and photoluminescent markings. We build a schedule for every landing in every stair, print and cut the full set in our Ajman factory, and fix it to suit hot, unconditioned stair cores.

Staircase Signs in the UAE

Staircase signs that work when the lifts stop

Staircase signs are the signs inside a building's stair cores that tell people where they are: the floor number, the name of the stair, the level where it exits the building and whether it reaches the roof. On a normal day most people in a tower use the lifts and have never seen the stairs. When the alarm rings and lifts are recalled, hundreds of people walk into the stair core and need to answer those questions in a single glance on every landing. Building owners, facility managers, fire consultants and contractors order them for new buildings and for fire-safety upgrades.

Inside a stair, function wins over style. A designer who styles stair signs to match the lobby, in thin fonts, metallic finishes and low contrast, produces signs that vanish in emergency lighting. Floor names that differ from the lift panels confuse people at the worst moment. Self-adhesive signs drop off hot concrete walls in summer. We work from the fire strategy and the architect's level names, set floor numbers large and high-contrast, and fix signs mechanically in cores that are not air conditioned.

Bayan Signage has run its own sign factory in Ajman since 2016, as the production arm of Bayan Advertising, which has 15 years in the UAE market. Our technical draftsmen prepare safety signage to the requirements reviewed by Dubai Civil Defence and the other emirates' authorities, and our print and CNC teams turn a schedule of hundreds of landings into a checked, labelled set. More than 500 clients across the UAE have worked with us, and most of our work comes from returning clients and referrals.

Our process

How we produce staircase signs in our Ajman factory

  1. Fire strategy and level names

We collect the approved fire strategy drawings, stair names and the architect's level names, and check them against the lift panels so G, M, P1 and skipped numbers match everywhere.

  2. Landing schedule

We prepare a schedule listing the content of every sign in every stair, landing by landing, including exit level, roof access and any floors without re-entry.

  3. Design and sample

Designers set the floor number, stair name and symbols at the right sizes and contrast, and we produce a full-size sample to check in the stair under emergency lighting.

  4. Printing and cutting

Signs are UV-printed or vinyl-applied on aluminium, ACP or rigid PVC and CNC-cut to size. Photoluminescent strips are cut to length for each flight.

  5. Checking and labelling

Every sign is checked against the schedule and labelled by stair and level, so installers on the 40th floor never have to guess which sign belongs there.

  6. Installation and handover

Our crew fixes signs mechanically or with heat-rated adhesive, works from the top down in each stair and hands over the completed schedule for the building's records.

Expert advice

Advice from our safety signage team

Stair signage is simple in principle and unforgiving in detail. These are the checks we make on every building.

Make the floor number big

On a landing sign the floor number does almost all the work. We use characters of 150 to 200 mm, set high on the sign, with the stair name and exit information at 25 to 50 mm below. Someone walking down quickly in a crowd glances at the sign for a second; if the number is not obvious at that speed, the rest of the sign does not matter.

Use exactly the lift panel names

UAE towers often use names like G, M, P1 and P2, and skip some numbers. Stair signs must use exactly the same level names as the lift panels and evacuation plans, or people lose count. We check the architect's level schedule against the actual lift buttons on site, because the two do not always agree.

Face the person coming down

Most evacuations move downward, so place the landing sign on the wall a person faces as they arrive at each landing going down, centred around 1,500 to 1,800 mm. Signs on the side wall or behind the door are missed. Where doors open onto the landing, check that the open door does not hide the sign.

Add low-level markings in tall buildings

Smoke collects at ceiling level first. Photoluminescent strips 25 to 50 mm wide at skirting level, along handrails or on step nosings keep the route visible when higher signs are obscured or the power fails. For residential and hotel towers, where occupants may be asleep and unfamiliar with the stair, they are worth considering even where not mandatory.

Fix signs for the heat

Many stair cores in the UAE are not air conditioned and get very hot in summer. Self-adhesive signs on unprimed concrete often slide or drop within a year. We use rigid substrates with mechanical fixings, or high-temperature tape on properly prepared surfaces, and avoid thin plastics that warp. It is cheaper than a second visit to replace fallen signs.

Pricing

Staircase signs price in Dubai: what affects the cost

We price stair packages from the landing schedule. Send the number of stairs and floors, the level names and the fire strategy drawings if you have them, and we usually return an itemised quote within 24 hours.

Number of stairs and landings

Cost follows the total number of signs; a 40-storey tower with three stairs needs well over a hundred landing signs.

Material

Rigid PVC is the most economical, aluminium and ACP are more durable, and photoluminescent panels cost more again.

Low-level markings

Photoluminescent strips at skirting or step nosings are priced by length and add installation time on every flight.

Content complexity

Extra lines such as no re-entry warnings, refuge floor information and multiple exit levels add design and checking time.

Fixing method

Mechanical fixings into concrete take longer to install than tape, but last far longer in hot stair cores.

Access and phasing

Occupied buildings may need installation outside working hours, and phasing the work stair by stair to keep one escape route open adds visits.

Approvals

Civil Defence requirements for staircase signs

Escape stair signage is part of a building's fire and life safety design. In Dubai it is reviewed by Dubai Civil Defence, and other emirates apply their own civil defence authorities, generally following the UAE Fire and Life Safety Code. Typical expectations include floor identification on every landing, exit-level information and consistent bilingual safety signage, with symbols following ISO 7010 where applicable.

We work from the approved fire strategy drawings and coordinate with your fire consultant or contractor before production, so the signs match what the authority will inspect. Requirements depend on building type, height and occupancy, and they change over time, so we confirm the current requirement for your building with the consultant before we print.

Why Bayan Signage

Why building owners choose Bayan Signage for staircase signs

Schedule-led production

We list every landing in every stair before printing, so the set is complete, correct and easy for the consultant to check.

Made in our own factory

UV printing, CNC cutting and photoluminescent strip preparation happen in Ajman, so replacements match years later.

Drafted to fire strategy

Our draftsmen work from the approved fire strategy and prepare safety signage to the requirements Civil Defence reviews.

Fixed for hot stair cores

Rigid materials and mechanical fixings keep signs on the wall in unconditioned stairs through UAE summers.

Labelled for installation

Every sign is labelled by stair and level, so installation in tall towers is quick and nothing ends up on the wrong landing.

Part of a full safety package

The same team can supply exit signs, evacuation plans, fire safety signs and lift lobby signs, all using the same floor names.

FAQ

Staircase Signs questions we are asked most

How much do staircase signs cost in Dubai?

The cost depends mainly on the number of stairs and landings, the material, any photoluminescent markings and the fixing method. A low-rise office with two stairs needs a few dozen signs; a high-rise tower can need several hundred. Send the number of stairs and floors and your level names, and we will send an itemised quote, usually within 24 hours.

What should a stair landing sign show?

At minimum, the floor number in large characters and the stair name or letter. Most landing signs also show the level at which the stair leads out of the building and whether it gives roof access. In some towers, floors where people cannot re-enter from the stair are marked too. The exact content follows your building's fire strategy.

Do staircase signs need Civil Defence approval?

Escape stair signage forms part of the fire and life safety design, which Dubai Civil Defence or the relevant civil defence authority reviews and inspects. We work from the approved fire strategy drawings and confirm the current requirements with your consultant, so the signs match what will be inspected at handover.

Are photoluminescent stair signs required?

It depends on the building type, height and fire strategy. Photoluminescent signs and low-level markings glow after a power failure, keeping the route visible in smoke and darkness. Many high-rise and hotel projects specify them. We confirm the requirement with your fire consultant and can supply photoluminescent versions of every sign in the package.

How long does it take to make staircase signs?

We give you a realistic schedule with the quote, based on the number of stairs and landings. Production starts once the landing schedule and sample are approved, and large towers with several stairs take longer to check and label. Installation runs stair by stair. Confirming level names is often the slowest step, so we start there.

Should stair signs be in Arabic and English?

Yes. Landing and safety signs in the UAE are typically bilingual, with ISO 7010 style symbols where applicable. Floor numbers are commonly shown in Western numerals, which match the lift panels across the UAE. We check all Arabic text before printing.

Can you replace missing or faded stair signs in an existing building?

Yes. We survey the stairs, record what is missing or damaged, check the level names against the lift panels and produce a replacement set that matches the existing style or upgrades it. Many older buildings need new landing signs during fire-safety upgrades, and we work around occupants with minimal disruption.
