Reserved Parking Signs in Dubai, Sharjah & Ajman

Bayan Signage makes reserved parking signs for office buildings, clinics, villa compounds, shops and hotels across the UAE. We CNC-cut aluminium plates, weld and powder-coat the posts in our own Ajman factory, and design every set with changeable name strips, so a new tenant or manager means a new strip rather than a new sign.

Reserved Parking Signs in the UAE

Reserved parking signs that end the daily bay disputes

A reserved parking sign is the plate at the head of a bay that tells everyone else to keep out of it: managing director, visitors, patients, deliveries 15 minutes, customers of one particular shop. Most are printed or cut-vinyl graphics on 2 mm aluminium or 3 mm ACP, fixed to a short post, a wall or a column. They pay for themselves wherever demand for bays exceeds supply, from shared office blocks in Al Qusais to strip malls in Sharjah and villa compounds in Ajman.

Whether a sign is respected or ignored comes down to three things: height, wording and consistency. A plate at 900 mm looks fine in an empty car park and vanishes behind the first parked SUV. Three lines of terms are never read. Signs ordered one at a time over five years end up in four colours and three fonts, and look temporary. We fix all three at the design stage, mock the sign up at real height and build the whole set from one template in our own factory.

Bayan Signage is the production arm of Bayan Advertising, which has worked in the UAE for 15 years, and our factory at Alam Square, Industrial Area 2, Ajman has made outdoor signs since 2016. CNC routing, printing, steel post welding and powder coating all happen in-house. Outdoor posts and frames carry our 5-year warranty on structure and finish, and because we keep the artwork for every set, a replacement plate years later matches the original exactly.

Our process

How we make reserved parking signs in our Ajman factory

  1. Bay survey and allocation list

We walk the car park, note each reserved bay, the surface behind it and how drivers approach, and build an allocation list with you. The survey is free in Dubai, Sharjah and Ajman.

  2. Template and colour system

Our designers create one bilingual template with a colour per category, such as visitors, staff and management, and you approve it with the full list of wording before production.

  3. Plates cut and printed

Aluminium or ACP plates are CNC-routed to ±0.1 mm with rounded corners and fixing holes, then finished with laminated print or cut 3M cast vinyl from our own printers and plotters.

  4. Posts welded and powder-coated

Galvanised steel posts are cut, welded with caps and base plates where needed, and powder-coated to your RAL colour so they match the building rather than looking like road signs.

  5. Car-seat check and QC

We assemble a sample plate and post and view it from a car seat at the real height before dispatch, then check every sign against the approved list for wording and bay number.

  6. Installation and handover

Our crew core-drills paving or bolts base plates for posts, scans slabs where needed, fixes wall plates at the agreed height and hands over a list of every sign with its reference code.

Expert advice

Advice from our estimating team

These are the points we raise on almost every car park we survey. They are cheap to settle on the drawing and expensive to fix after the posts are in.

Mount above the bonnet

A typical SUV bonnet sits around 1.1 to 1.3 m high. We set the bottom edge of the plate at roughly 1.5 m or higher, so the sign is visible over a parked car from the driving aisle. In low basements, column plates at about 1.5 m usually work better than hanging signs, which fight with ducts and sprinkler pipes.

Put names on a strip, never on the plate

Managers move, tenants change, and every change on a printed plate means a new sign, a new visit and a mismatch with the rest of the set. A screw-on or slide-in name strip adds very little to the first order. Order two or three blank spares at the same time, and keep the artwork reference so new strips match exactly.

Use one colour per category

When visitors, staff and management bays all look the same, drivers have to read every plate. A coloured header band per category, such as green for visitors and blue for staff, lets people find the right zone from the aisle. Keep the colour system across every level and every future reorder.

Write wording you can enforce

'Reserved for visitors' in Arabic and English reads instantly. Lines threatening clamping or towing can be hard to back up on private land, where the rules differ between emirates and communities, and they annoy genuine customers. Put any rules on one board at the entrance and keep bay signs to category, bay number and at most one polite line.

Number every reserved bay

A complaint that someone is in 'Mr Ahmed's space' is hard to act on. A complaint about bay B1-014 is easy. Adding a bay number to each reserved sign, or pairing it with a number plate on the column, gives security and building management a clear reference when they log, allocate or reallocate bays.

Pricing

Reserved parking sign price in Dubai: what affects the cost

We quote from your bay list and photos, not a fixed price list. Send the number of bays, the wording and the surfaces involved, and you will usually receive an itemised quote, with materials, labour and installation separated, within 24 hours.

Number and variety of signs

Twenty identical plates cost much less per piece than twenty different ones, because setup, colour proofing and cutting are shared across the run.

Mounting method

Wall and column plates are quickest to fix. Posts need core drilling or base plates and making good to paving, which adds labour.

Reflective faces

Standard laminated print suits lit areas. Reflective film costs more but keeps the sign readable in headlights in dark basements and compounds.

Name strips

Changeable strips add a little to the first order but save replacing whole signs every time a tenant or manager changes.

Surface and services

Post-tensioned slabs, waterproofed podiums or buried cables need scanning or a different base, which affects time and method.

Phasing

Installing row by row to keep a busy car park open takes longer than fitting an empty site in one visit.

Approvals

Reserved parking sign approvals in Dubai and the UAE

Reserved parking signs inside a private plot or basement usually do not need a municipality permit, but landlords, malls, master communities and free zones commonly approve anything fixed in common areas, and many set the colours, fonts and post styles. Signs facing a public road, or that read as advertising, can be treated differently by Dubai Municipality or the relevant authority. We confirm the current requirement for your site at the survey.

Enforcement is a separate question from signage. A sign states the owner's rules, but clamping and towing on private land are regulated, and practice differs between emirates and communities. Most owners combine signs with permits, barriers or security staff. We help you word the signs so they match what your management can actually enforce.

FAQ

Reserved Parking Signs questions we are asked most

How much does a reserved parking sign cost in Dubai?

It depends on the number of signs, plate size, whether you need posts or wall fixing, reflective faces and name strips. A set of identical wall plates costs far less per piece than a mix of post signs on a podium. Send your bay list and photos and we will send an itemised quote, usually within 24 hours.

What is the best material for outdoor reserved parking signs?

Aluminium is the usual choice: a 2 mm sheet or 3 mm ACP does not rust, stays flat in heat and takes print or vinyl well. Add a UV laminate in sunlit car parks and reflective film where the sign must show in headlights. Plastic plates are cheaper but tend to warp and fade outdoors in the UAE.

How high should a reserved parking sign be?

For most car parks the bottom of the sign should be about 1.5 to 2.1 m above the ground, so it is visible over the bonnet of a parked car and clear of opening doors. In basements with low ceilings, column plates at around 1.5 m usually work best. We check the height from a car seat before production.

Can you make reserved signs with changeable names?

Yes. We make plates with a slide-in channel or screw-on aluminium name strip matched to the rest of the sign. When a manager or tenant changes, you order just the strip, and the post, plate and fixings stay where they are. We keep the artwork on file so every new strip matches.

Can I tow cars parked in my reserved bay?

Not simply because a sign says so. A sign on private property sets out the owner's rules, but clamping and towing are regulated, and the position differs between emirates, communities and free zones. Most owners combine signs with security staff, permits or barriers, and check with their community or local authority before printing any consequence on a sign.

Do reserved parking signs need a permit?

Signs inside a private plot or basement usually do not need a municipality permit, but landlords, malls and master communities often have their own approval for common areas. Signs facing a public road or used as advertising can be treated differently. We confirm the current requirement for your site and prepare drawings if a submission is needed.

How long does it take to make a set of reserved parking signs?

The programme is confirmed with your quote once we know the quantity, the materials and how the signs are fixed. Any foundation requirements for posts are confirmed with your project team or main contractor at the survey stage, and large or busy car parks are often installed in phases, a few rows at a time, so the car park stays open for users.

Do you install parking signs outside Dubai?

Yes. Our crews install across Dubai, Sharjah, Ajman, Abu Dhabi, Ras Al Khaimah, Umm Al Quwain and Fujairah from our factory in Ajman. The site survey is free in Dubai, Sharjah and Ajman, and replacement plates or strips can be delivered ready for your maintenance team to fit.
