Height Restriction Signs in Dubai, Sharjah & Ajman

Bayan Signage measures, fabricates and installs height restriction signs, swinging clearance bars and steel gantries for basements, loading bays, drive-throughs and hotel entrances. We survey the lowest point on the whole route before printing a figure, then build the signs, bars and frames in our own Ajman factory, covered by our 5-year outdoor warranty.

Height Restriction & Clearance Signs in the UAE

Height restriction signs start with a tape measure

A height restriction sign tells drivers the maximum vehicle height that can pass safely, and it usually works with a physical warning. The sign is a red-ring prohibitory roundel with the height in metres, or a 'Max headroom' panel above a car park entrance. The warning is a hanging clearance bar set at the signed height ahead of the real obstruction, so a tall vehicle taps something light before it reaches a beam or sprinkler main. Basement ramps, loading bays under podiums, drive-throughs and hotel porte-cocheres all need them.

The sign is only as good as the measurement behind it. A well-made plate showing 2.4 m on a ramp where a duct actually sits at 2.25 m is worse than no sign, because drivers trust it. We treat every job as a survey first: readings along the whole route, under every beam, pipe and tray, and at each change of ramp gradient. Only when you approve the figure do we print it, and we record the survey date on the back of every sign.

Bayan Signage is the production arm of Bayan Advertising, which has 15 years in the UAE, and our factory at Alam Square, Industrial Area 2, Ajman has fabricated outdoor signs and steel structures since 2016. We weld galvanised steel gantries and brackets, powder-coat them, CNC-cut the sign plates and assemble lit headers with IP65 LED modules in-house. Our draftsmen produce the structural drawings for gantries, and the crew that builds them installs them.

Our process

How we measure and make height restriction signs in Ajman

  1. Full-route height survey

We measure at the opening, under every beam, duct, sprinkler main and cable tray, and at each change in ramp gradient, usually when the car park is quiet. The survey is free in Dubai, Sharjah and Ajman.

  2. Recommended figure for approval

We report the lowest point and recommend a signed figure with a margin. Nothing is printed until you, or your consultant, approve that figure in writing.

  3. Plates and bars made

Sign plates are CNC-routed to ±0.1 mm and faced in reflective film or laminated print. Bars are made from lightweight tube with yellow and black reflective banding.

  4. Steelwork and finishing

Gantries and brackets are cut and welded from galvanised steel, then powder-coated. Our draftsmen size the foundations and fixings for the span and wind.

  5. LED assembly and testing

Lit header signs are wired with IP65 modules and drivers and run at full brightness in our test area before they are sealed and dispatched.

  6. Installation and test pass

We fix the bar far enough ahead of the obstruction for a driver to stop, check it swings freely, mount the signs and confirm the figures match the approved survey.

Specification

This is our usual specification for a car park entrance. Road-facing signs may need the authority's format, and every change is itemised on the quote.

Expert advice

Advice from our survey team

Clearance strikes are expensive and avoidable. These are the rules our surveyors follow on every car park, loading bay and drive-through.

Measure the whole route, not the door

The entrance is often not the tightest point. A sprinkler main dipping just inside the gate, a transfer beam halfway down the ramp or a cable tray at the first turn can all be lower. And a long vehicle crossing the crest of a ramp tilts, losing headroom at its front and back. We take readings at every one of these points, not a single figure at the opening.

Sign lower than the true clearance

A sign showing the measured height leaves no margin for suspension bounce, roof racks, aerials or a small measuring error. We sign 100 to 200 mm below the lowest point and round down to the nearest 0.1 m. A route measuring 2.32 m at its tightest would normally be signed at 2.1 or 2.2 m, leaning to the larger margin on sharp ramp crests.

Hang the bar where a driver can still stop

A clearance bar right at the obstruction warns too late. Set it far enough ahead for a vehicle to stop and reverse, usually before the barrier or ticket machine, and span the full lane width so nobody can pass beside it. It must swing freely on chains; check it after every strike, because a bent bar may no longer hang at the signed height.

Give an advance warning

A sign at the barrier is too late for a delivery van already on the ramp with cars queuing behind it. Put an advance sign where the driver can still choose another route, such as at the turn into the car park or the start of the service road, with a 600 mm roundel on faster approaches.

Re-measure after every fit-out

New ducts, sprinkler work or a lowered ceiling during a fit-out can cut clearance by 100 mm or more without anyone updating the sign. We print the survey date in small text on the back of each sign, so the facility team knows when it was last checked, and we recommend a fresh measurement after any overhead works.

Pricing

Height restriction sign price in Dubai: what affects the cost

We quote after a survey, because the route decides what you need. Send the address, photos of the entrance and any consultant figure, and you will usually receive an itemised quote, with survey, signs, steelwork and installation separated, within 24 hours.

Survey and measurement

A single opening is quick to measure. A long ramp with services overhead needs many readings and sometimes a night visit when the car park is quiet.

Number of signs

A full set with advance, entrance and repeater signs costs more than one header panel, but it is the set that actually prevents strikes.

Bar or gantry

A hanging bar on chains is modest. A freestanding gantry with its own foundations is a small steel structure and is priced as one.

Illumination

Lit headers need LEDs, drivers, a sealed cabinet and coordination with the building's electrician on supply and switching.

Fixing to the structure

Post-tensioned slabs may need scanning, and fixing around fire-rated ceilings or sprinkler pipes can require special brackets.

Access and timing

Entrance work usually means closing a lane, so it is often done at night or early morning, which affects labour cost.

Approvals

Height restriction sign approvals near public roads

Inside a private plot or basement, height restriction signs usually need no municipality permit, though landlords, malls and communities may approve them. Where a sign faces a public road, it generally has to follow the road authority's format, such as the RTA in Dubai or the equivalent authority in other emirates. Low bridges and underpasses on public roads are signed by the authority itself. We confirm the current requirement for your site.

Freestanding gantries are small structures, and on some sites the landlord, master developer or municipality will want to see drawings before installation. Our technical draftsmen prepare the structural drawing, foundation detail and elevation for that review. Requirements vary by location, so we check them at the survey.

FAQ

Height Restriction & Clearance Signs questions we are asked most

How much lower than the real clearance should the sign be?

Typically 100 to 200 mm lower than the lowest measured point, rounded down to the nearest 0.1 m. The margin covers suspension bounce, roof racks, aerials and small variations along the route. On ramps with sharp crests, where long vehicles tilt, we lean towards the larger margin.

Do I need a clearance bar as well as a height restriction sign?

In most car parks with low headroom, yes. Signs are easy to miss when a driver is concentrating on a barrier or ticket machine. A swinging bar gives a physical warning before the real obstruction, which is often what stops a van hitting a sprinkler pipe or beam.

How much does a height restriction sign cost in Dubai?

It depends on the survey, the number of signs, whether you need a bar or a steel gantry, illumination and access. A single header panel with a hanging bar is a small job; a lit gantry with foundations is a structure. After a survey, we send an itemised quote, usually within 24 hours.

What is a typical basement car park clearance?

Many basements are signed somewhere around 2.0 to 2.4 m, but there is no standard figure. It depends on the structure, services and ramp design of each building, which is why we measure every site rather than assume a number. Loading areas designed for trucks are signed much higher.

Should the sign be circular or rectangular?

Circular red-ring signs are the recognised prohibitory format and are expected on road approaches, especially where the sign faces public traffic. Rectangular header panels are common above car park entrances. Many sites use both, a roundel on the approach and a header above the opening, showing the same figure.

Can height restriction signs be illuminated?

Yes. Lit header signs and clearance panels help at 24-hour car parks, hotels and malls with dim ramps. We build them with Samsung or Epistar IP65 modules, test them in our factory and fit a photocell or timer if needed. They need a power supply agreed with your electrician.

Can you measure our car park and recommend the figure?

Yes. We survey the full route, record the lowest points and recommend a signed figure with a margin, which you approve before anything is made. If a consultant has already set a figure, we check it on site and flag any point where the actual clearance looks lower.

Do you install clearance signs across the UAE?

Yes. We fabricate in Ajman and install across Dubai, Sharjah, Ajman, Abu Dhabi, Ras Al Khaimah, Umm Al Quwain and Fujairah. The survey is free in Dubai, Sharjah and Ajman, and entrance work is usually scheduled at night or early morning to keep lanes open.
