Pipe Markers & Pipeline Identification in the UAE

Pipe marking labels made to your MEP schedule

Pipe marking labels tell a technician what is inside a pipe and which way it flows, without opening a drawing. A basement soffit in Dubai can carry chilled water supply and return, domestic water, drainage, sprinkler mains and condensate side by side, all wrapped in the same grey or aluminium jacket. Markers with the service name, an arrow and a colour band turn that ceiling into something a maintenance team can read. Our buyers are MEP contractors closing out handover, facility managers in older buildings and consultants who need a clean snag list.

The difference between markers that last and markers that peel is decided before printing. Size must follow the outside diameter of the insulation, not the nominal pipe size. The fixing must suit the surface: adhesive on a dry jacket, strap-on where chilled water lines sweat. Abbreviations must match the schedule exactly. We print in our Ajman factory, check every roll against the approved schedule and label the backing with the service and diameter, so the installer in a dark ceiling void cannot pick the wrong size.

Bayan Signage has produced signs and identification from Alam Square, Industrial Area 2, Ajman, since 2016 as the production arm of Bayan Advertising, which has worked in the UAE for 15 years. Because valve tags, cable labels, DB labels and asset tags come from the same factory, we can produce a building's whole identification package from one schedule, with one naming logic and one project manager.

Our process

How we produce pipe marking labels in our Ajman factory

  1. Schedule review

We read the consultant's identification schedule and MEP specification, list every service, colour, abbreviation and diameter, and raise questions on gaps before anything is printed. Missing outside diameters are the most common query.

  2. Site check where needed

On older buildings or unclear drawings we survey the plant rooms and risers, measure jacket diameters and confirm flow direction with the MEP team. The survey is free in Dubai, Sharjah and Ajman.

  3. Layout and sample approval

Our designers lay out each service at the right size, in English or bilingual, and we send a sample set for the consultant to approve against the schedule before the full run.

  4. Printing and laminating

Markers are printed on our large-format printers, laminated for abrasion and cleaning resistance, and cut. Strap-on carriers are CNC-cut to each pipe group, and laminate or stainless plates are engraved in-house.

  5. Checking and packing

Every roll is checked against the approved sample for text, colour and arrow direction, then packed and labelled by service, diameter and floor so the site team never mixes sizes.

  6. Installation and record

Our crew cleans and dries each surface, fixes markers system by system at the specified spacing, marks both sides of every penetration and hands over a marked-up record for snagging.

This is our starting point on a typical commercial building. The approved schedule overrides it, and anything we change for site conditions is noted on the sample sheet.

Expert advice

Advice from our identification team

These are the points we raise most often when a pipe identification schedule lands on our desk. Each one has caused rework on someone's project.

Measure the lagging, not the pipe

A 50 mm chilled water pipe with 50 mm of insulation is a 150 mm object, and it needs a marker for 150 mm. Order from the nominal pipe size and you get a label that looks like a sticker on a column. We ask for outside diameters including insulation for every service, and where the schedule only gives nominal sizes we survey a sample of each before printing.

Mark both sides of every wall and slab

A pipe that passes through a wall is often marked on one side only, because that is where the installer happened to be standing. The technician in the next room then has nothing to read. We add markers on both sides of every penetration as standard, plus one at each branch, valve and change of direction, and at intervals of about 5 to 15 m on straight runs unless your specification sets a figure.

Fix markers where people look

In a ceiling void the only view is from below, so a marker on the top of a pipe is invisible. We fix markers on the lower quarter of the pipe facing the access route, and on vertical risers at eye height from the riser door. It sounds obvious, yet it is the most common snag item we see on handover walks.

Confirm flow before fixing arrows

Arrows copied from a design drawing that changed on site point the wrong way, and on a critical system that is worse than no arrow at all. Where drawings and site disagree, we pause that system and confirm direction with the MEP contractor. For lines that may reverse, separate arrow tape is easier to correct than a printed marker.

Keep spares for every service

Insulation repairs and pipe replacements remove markers, and they are rarely put back. We supply a small stock of spares for each service and diameter, packed and labelled, with the artwork file kept on record so a replacement next year matches today's markers exactly.

Pricing

Pipe marking labels price in Dubai: what affects the cost

There is no price list, because every building has a different mix of services and diameters. Send us the identification schedule, the drawings or a few photos of the plant room, and we send an itemised quotation, usually within 24 hours.

Number of services and diameters

Each combination of service and size is a separate artwork and print run. Ten services across four diameters is forty variants before quantity is counted.

Total length of pipework

Spacing rules decide quantity. Long car park runs and many risers multiply markers and the labour to fit them.

Marker type

Adhesive markers are the most economical. Strap-on carriers, engraved plates and banding cost more per piece but avoid failures on wet, hot or very small pipes.

Access

Open plant rooms are quick. Ceiling voids, high soffits and congested risers need ladders, towers or lifts and slow the work down.

Bilingual text

Arabic and English on each marker increases size and layout work, especially on small pipes where both must stay legible.

Schedule quality

A complete approved schedule goes straight to production. Compiling services and diameters from drawings or a site survey adds preparation time.

Approvals

Pipe marking label standards and consultant approval

Pipe identification on UAE projects is usually defined by the MEP specification and the consultant's label schedule, which often reference BS 1710, ASME A13.1 or a client standard for colours and layout. There is no single format used on every job. Consultants commonly inspect markers during testing and commissioning, and missing or inconsistent markers are a frequent handover snag.

Fire protection pipework sits under extra scrutiny, because Civil Defence inspections look at sprinkler and hydrant systems closely. We follow your approved schedule, submit samples for consultant sign-off before the full run and confirm any client or authority requirement for your specific building before production, since expectations vary between projects and emirates.

Why Bayan Signage

Why contractors choose Bayan Signage for pipe marking labels

Produced in-house

Printing, laminating, engraving, CNC cutting and checking happen in our Ajman factory, so we control size, colour and adhesive choice rather than reselling stock labels.

One schedule, one package

Pipe markers, valve tags, cable labels and DB labels come from the same team and the same data, so references agree across the building.

Packed for the site

Rolls are grouped and labelled by service, diameter and floor, which stops wrong sizes going up in dark ceiling voids.

Installation crews

Our installers work system by system with the MEP programme and hand over a marked-up record that supports snagging and closeout.

Itemised quotes

Materials, printing, installation and access are listed separately, usually within 24 hours, so you can compare like for like.

Trusted across the UAE

More than 500 clients, including national retail groups and international brands, most of them returning or referred by someone we worked for.

FAQ

Pipe Markers & Pipeline Identification questions we are asked most

How much do pipe markers cost in Dubai?

The cost depends on the number of services and diameters, the total length of pipework, the marker type, access and whether text is bilingual. A plant room with a few services costs far less than a tower with hundreds of metres of car park pipework. Send the schedule or drawings and we will send an itemised quote, usually within 24 hours.

Which colour standard do UAE projects use for pipe identification?

There is no single standard used on every project. Most specifications reference BS 1710, ASME A13.1 or a client standard, and the consultant's label schedule sets the final colours and wording. We follow whatever your approved documents say and send a sample set for sign-off before printing the full run.

How often should markers be placed along a pipe?

Typically at every valve and branch, at changes of direction, on both sides of wall and slab penetrations and at regular intervals on straight runs. Many specifications set those intervals at about 5 to 15 m. The goal is that someone standing anywhere along the pipe can see a marker without searching for it.

Will adhesive markers stick to chilled water pipes?

Only if the jacket is clean and dry when they go on, and stays reasonably dry. Chilled water lines often sweat in humid UAE weather, and standard adhesives lift within days. On those lines we usually recommend strap-on markers fixed with ties or bands, which do not rely on adhesive at all.

What is the difference between pipe markers and valve tags?

Pipe markers identify the service and flow direction along the length of a pipe. Valve tags give each valve a unique number that links to the valve schedule. Most buildings need both, and we produce them from the same schedule so the codes, colours and abbreviations match.

Can you make pipe markers in Arabic and English?

Yes. Bilingual markers are common on government and some private projects. They need more length, so on small pipes we may use a longer marker or two labels. We check Arabic service names carefully, because technical terms are easy to translate badly, and follow the language rules in your specification.

How long do pipe markers last?

Good laminated markers indoors usually last ten years or more, and engraved laminate or stainless plates longer still. The common causes of early failure are condensation under adhesive markers, heat on rooftop lines and insulation repairs that remove markers without replacing them. Choosing the right fixing for each surface and keeping spares on site deals with all three.

Do you install pipe markers outside Dubai?

Yes. Our crews install across all seven emirates from our factory in Ajman, coordinating access with the MEP contractor or facility team. Large buildings are usually done floor by floor to follow the MEP programme, and we provide a marked-up record of what was fitted for handover.
